October is here, happy fall! The Annual Meeting is right around the
corner. Be sure to keep an eye out for your ballots, they will be sent out by
the Inspector of Election, The Ballot Box. Per Civil Code 5103 ballots still
need to be sent out despite there being three seats open for the Board of
Directors and three candidates to fill those seats. Ballots also allow you to
cast your vote on IRS Revenue Ruling 70-604.
Help me in congratulating Tyler Barber on his promotion to the
Property Service Manager Role. Tyler is organized, has great attention to
detail and provides courteous customer service. He was already helping
us with communication with vendors, compliance letters, entering
information into the Seabreeze database, along with other tasks. In the
month of September, he attended his first Design Review Committee
meeting and processed all the paperwork. He will have no problem with
the Property Service Manager Role. Congratulations Tyler!
Its that time of year again, Age Verification forms will be sent out with
your audit. Pursuant to state and federal law, every owner of, or person
residing in, a home in Solera Diamond Valley (SDV) must complete
an Age Verification Form to certify his/her eligibility to reside in the
Association, which is an active adult community. This form is required to
be completed by ALL residents on a bi-annual basis per Federal (HUD)
and State of California regulations for age qualified communities, such as
SDV. Without proper age verification, Solera Diamond Valley could lose
its status as an Adult (55 and older) Community.
Last year the Committees, Clubs and Groups all met with Management
to complete their organizations audit. The Solera Diamond Valley
Governing Documents states that this audit must be completed every year.
Deadline to turn in all paperwork for Committees, Clubs, and Groups is
Mon., Oct. 10, . Shortly after, Management will meet with Committee
Chair Persons and Treasurers. For Clubs, Management will be with Club
Presidents and Treasurers. If you have any questions please contact Teri
Collett, Lifestyle Director at teri.collett@seabreezemgmt.com.
