Operations Summary: All three major areas (HOA, Golf, Food and Beverage) improved relative to their budget during March. Association income, through March, now exceeds expenses by $291,301. As a caveat, income normally exceeds expenses during the early months of the year. The summer months see this reversed and by year end, per plan, income and expense should be equal. March's positive variance of $58,235, when added to the previously accumulated variance, brings the Association to a positive $90,106 variance to the plan (budget) for the three months. Non-Operations: There were eight property transfers in March bringing the total for the three months to twenty- five or an average of approximately eight per month. This is significantly less than last year when forty-nine transfers were recorded in the first three months and the average for the year was seventeen per month. Interest Income for the three months is, approximately, on plan. Salary and Related expenses: These expense categories are approximately 4 percent under budget for the first three months with unfilled positions being the most significant reason. HOA: Significant expense categories under budget included Landscaping ($11,000) where planned work will now fall in May and June; Electricity for the common areas ($10,300). Golf Operations: Golf improved its position relative to budget by $13,528. Annual dues income was $6,400 favorable to budget. Expense categories under budget included Seed expense ($10,000 - purchase delayed). Irrigation expense which had a negative variance to budget of $57,000 through February did much better in March. Despite continuing dry weather, the irrigation budget was only $3,300 over as a result of less usage and a higher budget for the month. The irrigation budget is higher in the warmer months, e.g. the July budget for irrigation is approximately $147,000 higher than the January budget. Food and Beverage: March was an excellent month for the operation with revenue exceeding the plan for the month by $15,228 or 12.2 percent. For the three months, revenue is 4.0 percent better than expected. The operation's positive variance to plan increased by $5,475 to $16,909. Year to date revenue for 2014 is also slightly ahead of the same period of 2013. The cost of food and cost of labor, both major expense items, are both running at slightly lower percentages to revenue than anticipated. Funds: The total of all funds declined by $326,000 during the month. The principal reasons were budgeted Reserve expenditures of $521,000 to replace a number of pieces of golf course maintenance equipment (mowers, etc.); lake liner project ($34,300); initial payment on the irrigation pump station/system of $48,500. It is projected the new pump system will save 10 to 15 percent annually of the million dollar plus irrigation budget. Other expenses include $32,000 for new mail boxes; $16,900 to replace the hot water boiler in the restaurant and $4,200 to replace the dishwasher. Finally, something to think about. It was very entertaining as well as informative. Our next meeting will be a special event on May 19, 10 am to 12 pm. Officer Chris Harwood from Beaumont Animal Control will be bringing his team to give you the opportunity to have your dog licensed and micro-chipped. Join us in the Main Clubhouse parking lot, northwest corner. License is $8, micro- chipping is $20. For licenses, you must bring proof of rabies and sterilization. Checks need to be made out to the City of Beaumont. My team will also be able to scan your dog for a microchip and let you know what the microchip number is if you don't already know. This is a two hour event as I cannot hold Officer Harwood and his team any longer that. Please come early to assure that you get the services you need. How interested are you in what's going on at Sun Lakes? How interested are you in the financial well- being of our Homeowners Association? How interested are you in the residents we elect to office to operate our entire complex? The answers to those questions will sum up your interest in the place you live and partially own. We form our opinions from the information we receive from all of the sources available to us. A recent survey indicated that there are four major sources of information at Sun Lakes: Lifestyles Magazine, District Newsletters, neighbors, channel 97. I understand three of the four, but where do your neighbors get their information from? One can only assume, "from the other three sources mentioned." It is apparent our Lifestyle Magazine and the District Newsletters should do everything possible to inform our residents of newsworthy issues and items that affect all of us. Further, it would be a big step forward if our Board of Directors appointed a Public Information Officer (PIO) and sent news releases once a week to all of the District Delegates. The news items should be of general interest to all, usually of recent actions by the Board or something that has happened in our complex. We realize some of these items are shown on channel 97 at the Board Meetings, but who watches channel 97 that often or understands what is being said? At the Board meetings, one of the most important items on the agenda is the General Manager's Report. It should be sent to all of the Delegates in its entirety. We have two Vice-Presidents on the Board of Directors, either one could be appointed PIO and be the link needed to help keep our residents informed. If we had a good communication system setup and be able to disseminate news items factually, just think what it would do to our marvelous "rumor mill" that works 24 hours a day to misinform us. Most of the District newsletters are well written by the District Delegate or District Editor. But we could use some help on what to emphasize and how to present items to our residents. The more informed our residents become, the more interested they will be in becoming more active in our community.
