Occasionally the ARC receives Property Improvement
Applications requesting approval for changes that are clearly outside
the guidelines. While we work with the homeowner to find a way
to make the request work and stay within the guidelines, or find
an alternative that is within the guidelines, sometimes the request
simply cannot be approved.
Sometimes these changes can be seen on other homes in our
community. The first homes in Four Seasons Beaumont were
completed about twelve years ago. What was allowed by Beaumont
City then may not be allowed today. Over that same time period,
the ARC has found items and ideas that simply do not work well in
our community and made changes to the guidelines to reflect that
knowledge.
Occasionally, the issue may be that the first homeowner completed
a project that is outside the guidelines or not allowed by Beaumont
City and did not obtain ARC approval. In these instances the ARC
has no option except to deny the current request.
Some examples we have seen include removing all the trees from
a front yard, removing all growing material, raising or lowering the
property line fences, altering the grade of a lot and installing vehicle
parking in a back or side yard.
Each application is reviewed and evaluated by the ARC on the
basis of the individual merits of the proposed work on a case-by-
case basis. There are no automatic approvals except as outlined in
the guidelines. An application for work identical to work already
approved or that is identical to work anywhere in the community
might or might not receive ARC approval.
Finally, the approval, conditional approval, or disapproval by the
ARC of any proposed work does not bind the ARC to take the same
or similar action on any other proposed work at any other time for
the same or any other property owner.
The ARC does not give verbal approvals or make decisions
without a written complete application submitted as required in the
Guidelines. Please ensure that you have a written approval before
