As has previously been discussed in these articles, the Architectural
Review Committee is always dealing with changes. Many times the
changes reflect shifts in popularity of landscape features. Recently the
ARC has processed several requests for front yard patios or courtyards.
These requests are coming from owners of newly constructed homes as
well as owners of older homes who want to update their landscape.
Patios and courtyards can be both useful and attractive additions
to front yards. There are a few requirements that must be met when
making this type of change. These are:
• No more that 50 percent of a front yard can be non-pervious
(prevents water from flowing through) surfaces.
• At least one-third of the remaining front yard shall be living
plants.
• Patios, courtyards, and other hardscape may not extend beyond
the corner of the house and may not extend beyond nine feet
from the front of the house and must have at least 10 feet
between the street side of the patio or courtyard and the inside
edge of the sidewalk.
• Surrounding walls must be between 30 and 36 inches in
height including any lights on the wall.
The ARC reminds you that you must meet these requirements
to receive approval to install a patio or courtyard in your front yard.
