An optimist sees the opportunity in every difficulty." ~ Winston Churchill ~ Two years ago, a group of committee friends asked me to run for the Master Board. They thought that my background and experience would be an asset. After the election the new optimistic Board accepted the challenges and brought a bucket-list of projects suggested by OHCC residents. We listened and rolled up our sleeves. Today we stand proud of what the Master Board has accomplished in the last two years, including: • Front Entry Beautification • Drilling the Water Well • Inspiration Hill • Utilization of member experience, as we "mined the gold" • Clubhouse Design Renovation, soon to begin • Committees to study options for the Lanai, Cox, Budget & Finance, and a restroom casita in the Overflow Parking Island With these many projects well along, I want to announce that I will not be seeking reelection. I have tried to set an example of mutual respect and reasonable compromise in the activities of the Board. A wise man once said, "long tenures are incompatible with our short (remaining) lifespan." I love involvement in my community — I did it before I ran for the Board and I will do it after. This will be a change of venue, but not a change of heart. So, here's my sales pitch… OHCC needs new volunteers to help on the Board. I marvel at the experience we have within our walls, and see the enthusiasm in our many Committee meetings. Community service has great rewards in the relationships that are built, the wonderful people you meet, and the feeling that you have helped make people's lives better. I have made this announcement early enough for you to consider serving on the Board. Do you have a vision of how this community could function and thrive? If you are an optimistic dreamer with leadership skills and a respectful attitude… please call me. Let's talk! And now for my report: The Master Board met in Executive Session on Monday, April 15, 2019 to discuss delinquency reviews, personnel, legal opinions, and member disciplinary hearings. We reviewed and approved the following Third-Party Contracts: • Keystone Property Management - management contract renewal with a 3 percent increase, effective June 1, 2019 in an amount NTE $26,265/month. • Newman & Associates - audit and tax return service in an amount NTE $4,025. • Johnson Interiors - upholstery and furniture related to the Clubhouse renovation, in an amount NTE $81,000. • Rustic 101 - production of custom-built doors and transom for the Clubhouse entry, in an amount NTE $30,000. • LA Modern Auction – allowing OHCC General Manager to accept future final sale price of Clubhouse artwork. At the Master Board Open Meeting, on Thursday, April 18, 2019, the Board took the following actions: • Approved all Committee appointments, and the March Financials as recommended by the Executive Finance Committee, including transfers over $10K. • Authorized reimbursement to a homeowner in the amount of $360 for wall repairs. • Approved a Vending Machine Survey to be distributed to the membership. • Approved Village Management Agreements. • Approved tree pruning in two locations. • Approved Reserves Component Funding Threshold in the amount of $5,000, and confirmed handling of interest earned and tax funding. • Approved discontinuing the automatic mailing of OHCC Living and agendas to non-resident owners. • Approved two ARC Rule changes for concrete ramps, and view corridors, pending review by legal counsel. • Authorized staff to request Joseph Bauer Construction to draw sketches for a two-stall, unisex bathroom at the overflow parking lot, and Draves Pipeline to determine a sewer source for connection, at a cost not to exceed $1,000. Regarding my above plea for Master Board volunteers… I eagerly await your phone call!
