Safety & Facilities The Safety and Facilities Committee met on Feb. 5. There was a briefing on community emergency preparedness from Anita Worthen and on CERT training available in March in Beaumont. Dennis Gray noted that there would be no Neighborhood Watch meeting in January due to the Safety Fair. Renee Watkins, Facility Coordinator, updated the committee regarding Bistro chairs and card room table projects, Handicap parking in Lodge area, wreath storage needs, and the paddle ball/pickle ball court improvements which have been submitted to the Board of Directors for approval. The discussion of storage containers is ongoing. Lisa Lynn, General Manager, related that the Phase C painting project is on schedule. There is a study pending on our lighting needs (changing to LED) on the outside of the Lodge. A proposal for landscaping improvements and repairs about the Lodge and a review of Reserve Funds line items were covered. A guest, Diane Bainbridge, suggested ways to organize pool space allocation. The next meeting of the Safety and Facilities Committee is March 5, at 9 am in the Lodge. ~ Dennis Gray Finance Committee At our January meeting, Len Tavernetti opened the meeting with a presentation from the Landscape Committee. The presentation provided a wrap-up of 2012 issues and accomplishments and what we might expect for 2013 expenses. The primary focus being the increasing levels of responsibility for new common areas and associated equipment as KHOV continues to add homes to our development. We want to thank Len for the presentation and all the hard work that the Landscape Committee puts in under his leadership. The Financial Statements for December 2012 were reviewed and reflected the following significant items: Net Income Year-toDate was $168,396 and total reserves were $3,277,655. The Accounts Receivable (delinquencies) was $83,086. Our total HOA expenses for December (excluding reserve allocations) were $221,619. This was over budget by $6,004. Total expenses for the year, 2012, were under budget by $327,545. There was no CD renewal to be reviewed. The Front Yard Cost Center expenses for December 2012 were under the monthly budget by $1,728, however, the total expenses for the year of 2012, were over budget by $8,341. There were 10 Vendor Proposal presented for approval. The October, 2012 Reserve Study was reviewed with several suggestions being made. Our next meeting is March 26, at 1 pm in the Lodge Conference Room. All homeowners are encouraged to attend. ~ Noel Myers Landscape Committee Architectural Review Homeowners, please note exterior modifications, revisions or improvements to your property may require approval from the Architectural Review Committee (ARC). Examples are walkways, planters, patios, patio covers, built in barbeques, spas, in-ground and above, satellite dishes, screen doors, front entry doors, plants in your front and rear yard, especially trees. If in doubt speak to Mari Salazar at the HOA Lodge office. Applications for improvement submittal to ARC are also available at the Lodge office. Applications must be submitted prior to noon Monday, preceding the meeting for consideration that week. The committee will meet on March 6 and 20, at 9:30 am. You are welcome to attend one of our meetings to see how the process works. ~ Ron Burke Our next meeting will be March 11, 9 am, in the Board Conference Room. There are openings on the Landscape Committee and interested homeowners are encouraged to attend meetings to learn what the committee does and join in serving the Association.
