| OHCC LIVING | JULY 2019 | 3 President's Message By Tom Murphy We all have those days when life just gets you down. I had one last week at a meeting that was designed to encourage candidates to run for the Master Board. But my smile was turned upside down by the poor attendance, and the critical commentary by past Board Members and a past President regarding the current Board's efforts to serve our community. The song to always look on the bright side of life, by the irreverent Monty Python, helped me through this week for I choose to look on the bright side. So, to those who feel they must criticize, I update this Board's growing list of accomplishments. Over the past year, this Board, with the help of many volunteer committees, staff, and management has: • Completed Inspiration Hill. • Started the Landscape renovation along Leisure Village Way. • Formed a committee to study Cox, the alarm issues, and the decline of land-line popularity. • Formed a committee to study the feasibility of building a restroom on the overflow parking island. • We drilled for a well and got a gusher. Our challenge now is how to tap this resource. • The Board has approved the Design Committee's concept for the Clubhouse interior renovations, and orders for the project have been placed. The work should begin soon. • The new signage at the front gate, suggested by the Marketing Committee, has created a classy image for OHCC. • The Rules and Regulations have been brought up to date by that committee, with the help of our community. • We are working toward forming an environmental committee. • The Lanai Committee is studying the project to determine what will best serve us all. • We continue to respect the experience of our neighbors as we "mine the gold" in the community. It's been a bright year indeed! And now for my report: On June 11, the Master Board met in a Special Executive Session to discuss third party contracts, and disciplinary matters. On June 17, the Master Board met in an Executive Session to discuss third party contracts (which include the approval of one transfer over $10,000), delinquency review, disciplinary, executive committee report, and disclosure of legal matters. The Board took the following actions: • Ratified the SDG&E Rule 15 Non-Residential Allowance relating to service delivery for the golf course pumps. • Approved Associated Engineering Consultants for project management services for the 2019 Paving Project and corresponding funds transfer at a cost NTE $11,000. • Approved Atlas Environmental Services for common area tree assessments at a cost NTE $15,680. • Approved the Building Resource Management contract for janitorial services at a cost of $7,095 per month. • Approved an amount NTE $7,000 for window tinting in the Greenery Lounge (to be bid) • Approved Clubhouse HVAC repairs NTE $83,000 (to be bid.) At the Master Board Open Meeting, on Thurs., June 20, the Board approved the following: • Consent Calendar including recording of a lien; May 16, 2019 minutes; transfers exceeding $10K; and the EFC minutes • New rules regarding ARC approved driveway extensions; homeowner reimbursement; and property damage caused by common area trees • Recommendations from the CSC for a recumbent bike and to higher Clubhouse room reservation fees • Landscape committee recommendations for a sign to be placed on common area near Thebes and monthly tree recommendations • Official Woodchuck Shop hours: Monday – Saturday 6 am to 10 pm and available Sundays on demand • Appointed Inspectors of Election: Chief Inspector Elizabeth Westwater; inspectors of election Sue Smith and Diane Miller; and election assistants Carol-Ann Ferrol, Margie Stodgill, and Carol Mathews • Newman and Associates Audit • CLM Supervisors meeting in the HOA conference room • CRC appeal upheld • Water Volleyball hours were modified to 2 – 4 pm daily except Memorial day through Labor day the hours shall be 3 – 5 pm And so, to those who continue to be critical … let's lighten up and remember: "Some things in life are bad, They can really make you mad. Other things just make you swear and curse. When you're chewing on life's gristle Don't grumble, give a whistle And this'll help things turn out for the best. And… always look on the bright side of life."
