24 FOUR SEASONS BREEZE | SEPTEMBER 2019
Finance Committee
The Finance Committee held its regular meeting on July 30. The
financial statement for June 2019 was reviewed and recommended
for BOD approval. Highlights of the June financial report follows:
Total Assets are $9,452,017 including checking $674,461 and
reserve assets of $7,362,644. Operating money market and CDs
totaled $1,289,859. Total Liabilities currently are $340,245 and Total
Equity of $1,749,369 is a surplus balance. There was a net income
gain for the month of $51,941. Front yard cost center expenses were
under budget by $9,722 (driven by less water usage) and Springdale
cost center expenses were over budget by $1,775. The overall budget
variance continues to be attributed to several line items that have had
lower utilization/expenses associated during this time period, e.g.
water, tree trimming, and landscaping, but are expected to increase
in the coming months.
At the midpoint of the 2019 budget cycle, our budget stands in a
favorable position. Our income is at 105 percent YTD and operational
expenses are 90 percent of budget.
Twelve proposals were reviewed. Nine proposals were
recommended for Board approval and three were returned to the
committee for additional information. Six committee persons and
Board Liaison, Ed Paules, were present. There is an opening on the
Finance Committee. If you are interested, please come to our next
meeting on Sept. 24, 1 pm, in the RCN Conference Room. ~ Baron

The Potrero gate house drywall will be repaired due to a drainage
issue that occurred in an adjacent planter. In addition, the interior of
the gate house has deteriorated to an unacceptable condition. The
drywall will be repaired and the interior of the gate house painted.
The flooring will be replaced and new cabinets and countertops
installed.
The Summit spa plaster will be replaced due to damage caused by
mechanical issues that have been resolved. The coping and water line
tile will also be replaced.
Privacy curtains have been installed in the dressing areas at The
Lodge, The Summit, and The Courts facilities.
The replacement of the aerobics room floor in the Spa building was
approved by the Board of Directors. A number of residents attended
our meeting and expressed the need for fans to increase the airflow
in the aerobics room. The committee is reviewing the request.
The Facilities Committee meets in the RCN building on the second
Wednesday of the month at 10 am. We always welcome residents to
join us and share their ideas or concerns.
We currently have several positions open on the Facilities
