FOUR SEASONS BREEZE | OCTOBER 2019 23 ARC is constantly reviewing the Architectural Guidelines and Standards. It seems like every time we think we have it memorized some homeowner turns in an application with something we haven't seen before. This is almost always exciting as we get to see the newest products and ideas in landscape design. We are seeing a number of requests to install walls in front yards on or near the property line. After careful review we are providing the following information from the guidelines: Walls may not be centered on the property line unless plans are submitted by both owners and approved by ARC. Walls placed completely on one homeowner's property do not require approval of adjoining homeowners. However, no double walls are allowed along adjoining property lines. Walls may only be constructed of slump stone in the same color as installed by the developer or concrete block with stucco surface (color to match owner's home) or concrete block with a rock surface approved by Architectural Review Committee. Measuring from the street side of the front sidewalk - toward the home - no wall may be placed in the first 5 feet. In the next five feet no wall may exceed 12 inches high. At that point – 10 feet from the street side of the sidewalk - the wall may step up to a maximum of 24 inches. No wall may extend beyond the property line fence installed by the developer. ARC is currently looking for a couple of new members. We are a group of homeowners who review and approve all exterior changes in landscaping and homes in our community. We are charged with insuring that exterior changes – including initial landscaping - meet the published guidelines and maintain the aesthetic beauty of our community. We are looking for members with all types of backgrounds. You don't need any particular skills other than a willingness to apply the guidelines fairly and objectively. We provide a way to serve your neighbors, an opportunity to keep up with the latest landscape styles, and check out new ideas in hardscapes. It's also a great opportunity to meet neighbors in all areas of the community. We meet on the first and third Wednesday of each month in the RNC Conference Room at 8:30 am. Hovnanian which is expected to occur at the conclusion of 2019. We have a number of research projects currently under way: • Fenced off leash area for dogs • Ballroom extension at storage end to include catering area and workspace • On-site storage facilities, considering six options to date • Outdoor events and activities facilities • Amphitheater improvements • Solar energy for electrical generation and/or pool heating at The Lodge and The Courts • Master Plan to address future community needs • Transition Plan to address the shift from the K. Hovnanian to our HOA • Study of under-utilized areas in our physical plant • Organization of HOA documents, including digitization of construction drawings • Management of conservancy areas, walking trails, water courses • Long term maintenance plans for buildings, grounds, streets, utilities, lighting and landscaping We welcome homeowners' interest.
