12 | Four Seasons Hemet Herald | NOVEMBER 2019 | Your Architectural Review Committee (ARC) typically reviews between 10 and 20 applications at each meeting which are held twice monthly. The vast majority of applications are well prepared and presented with clear plans and specification for the modification requested to be made on individual properties. However, if the application is incomplete or does not comply with the Four Seasons Architectural Standards and Regulations (ASR), the ARC must deny the application. Generally a denial is not the final action. The applicant is requested to provide the missing information, or modify the request to comply with the minimum requirements of the ASR. The ASR is not an arbitrary document, but has been prepared with thought and care to maximize the aesthetics within our Four Seasons community, and balance individual expression with the over-all goals high quality appearance within our community. The Board reviews ARC suggestions for updates, and solicits homeowner input before approving any ASR updates. The aesthetics of Four Seasons, both in the common areas and with individual homes is cited frequently as reasons our community continues to be attractive for both existing homeowners and those seeking to make Four Seasons their choice for their home. The ASR were originally crafted by our developer (originally named Architectural Guidelines) along with our Conditions, Covenants, and Restrictions (CC&Rs), and our Rules and Regulations. These items are the controlling documents that govern the operations with our community. These documents have been provided to all homeowners at the time of purchase of their homes. The ARC understands that these documents are lengthy and somewhat complex and not every homeowner has taken the opportunity to become familiar with all of their provisions. The ARC, however, encourages homeowners to become familiar with the ASR document as it pertains to requested home modifications. This will ultimately save you time, frustration, and probably money in seeking your desired improvement. The ASR is a living document, and has been modified over the years to address changing times, and Board directives. The ASR was recently modified in a few areas, namely, painting and solar applications. In summary, all exterior painting is required to be approved by the ARC, including maintenance painting, and repainting in the same colors. Changes in painting codes over the past years has resulting in confusion and frustration, and has required repainting of some homes where repainting had not been approved by the ARC, or the colors used in the repainting did not comply with the approval granted by the ARC. Maria Donti, your Architectural Support Staff at the Lodge is your best resource on allowed paint colors, along with other requirement contained within the ASR. A conversation with Maria will save you time and frustration in obtaining your approval. Architectural Review Committee Our next Social Committee event will be Lucky Lady Casino Night on Nov. 9, from 6 to 9:30 pm in our Ballroom. This should be another fun event with 18 gaming tables, snacks and music. Look for the Donut Wall. Hope you bought your ticket already! If not, check with the front desk and join the fun for only $25. Tickets will be going on sale for our biennial Holiday Home Tour on Thurs., Nov. 7 for $10. This is a fundraiser for the Hemet Salvation Army. The tour will be held on Sat., Dec. 7, from 2 to 6 pm. Another upcoming event is our Monte Carlo New Year's Eve. Tickets go on sale for residents on Tues., Nov. 12, and for guests on Nov. 13, for only $85. This should be another fabulous evening and we get to dress up!
