As you may have heard at our lengthy and productive Open Session Board meeting on Nov. 21, we are very pleased and excited to announce the Master Board of Directors has selected a General Contractor to carry out the Clubhouse Renovations planned for next year! The Design Committee has worked tirelessly to bring together a beautiful plan to update the facility, and work has actually already begun. We have new glass and iron front entry doors and transom ready for installation, a beautiful and unique granite piece has been secured for the facing of the reception area, and flooring has been purchased. Fixtures and furnishings are nearly complete, and the design committee is working on finishing touches. Please tune in to the Open Session Board meeting on Dec. 17 for a presentation by the Interior Design Committee on their awesome design plans to update our Clubhouse! We realize the extensive renovations at the Clubhouse will cause many disruptions for residents use of the Clubhouse, and room reservations will be significantly impacted. We will keep the community informed as to the progress of our two-phased approach to renovations and will do our best to accommodate residents while also ensuring a safe pedestrian traffic flow and facility usage during construction. We hope to publish the construction schedule in the near future. | OHCC LIVING | DECEMBER 2019 | 7 General Manager's Message By Wendy Panizza Overall year-to-date our revenue is 2% above expectations and our expenses are 3½% below our predictions. The primary reasons for this variance are the fortunately higher interest rates and the cooler, damper weather this season. Earlier it was noted that we recovered bad debt. In fact, our HOA's total outstanding receivables 90 days or older are less than $2,500 compared to a budget of nearly $8 million. This is a stellar record, even for an age-restricted community. I am pleased to assure you that OHCC HOA is in excellent financial condition. The financials for September and October were reviewed by the Executive Finance Committee in accordance with the statutory requirements. Copies of both statements are available on the website. October is the seventh month of our fiscal year, so the year-to- date totals below reflect seven months of operation. September and October revenue remained ahead of projections, driven by interest income and bad debt recovery. Interest income fiscal year-to-date is running at an annual rate of $138,000, which after taxes of about 39% is a net of $84,000, or around $4 per residence per month. Expenses were lower than expected in September, but higher in October, with the largest areas of overage year-to-date being property protection and the greatest savings in Landscape, Golf Course and Maintenance. We had a surplus in September of $7,000 and a loss of about $33,000 in October. Year-to-date we have extra revenue of $88,000 and reduced expenses of $168,000 compared to budget of ($189,000) for a difference from budget of $256,000 and an actual surplus of $67,000. She was born and raised in Riverside County and moved down to North County San Diego two years ago. She enjoys spending time with family and friends, doing arts & crafts, painting, and singing. She is an animal lover, and has a dog of her own. Before joining OHCC, Melissa previously worked as an Administrative Assistant in a real estate office and a behavioral therapist for young children. She now enjoys coming to work every day at OHCC. We are also very pleased to introduce Anthony Riggio as our new Landscape Operations Director. Anthony and his wife of 42 years moved from Hudson Valley, New York to Carlsbad in 2016 to be near their adult sons and their families. Anthony enjoys spending time with his family in the outdoors, going to the beach, hiking and exploring San Diego. Anthony grew up in a family owned garden center business in New York where he learned horticulture, landscape design and landscape construction. He then worked at a resort/ water park as the ground's manager during both summer and winter. After moving to Carlsbad, Anthony worked at Armstrong Garden Center as a department head and had the opportunity to learn the plant palette in California. Please welcome Anthony to OHCC!
