GENERAL MANAGER'S MESSAGE By Anna Machado As 2019 draws to a close, I've been reflecting on all that has transpired here since embarking on this adventure with SDV. I am overwhelmed with gratitude for the patience shown to my team while we navigated the transition in management companies and trained all the new staff members. It has been quite the undertaking to be sure! This year was full of challenges and many accomplishments. My team and I are looking forward to all that 2020 brings. At a few recent HOA meetings there have been discussions concerning the annual water budget. Due to several contributing factors, the annual water budget is going to be very difficult to stay within this year. Therefore, we need "all hands on deck!" If you see broken or malfunctioning irrigation equipment, excessive water runoff or overly wet common areas please report that to the office immediately so we can address the issue to avoid wasting water. Additionally, when you are using the facilities at the Mountain View Lodge, please do all you can to minimize water waste. Let's all pull together during this tight water budget year. The Association recently received an insurance settlement in the amount of $10,000 from the vendor that applied the failing pool decking. These funds will be used towards the upcoming repairs on the pool decking, however it will not be enough to remove and replace the pool decking material on all pool areas. Naturally, this project will require some pool closure time and as more information becomes available on this matter, the community will be updated accordingly. I am happy to report that since the July 1 elimination of the full- time Maintenance Technician position from the on-site staffing model, SDV has saved over $10,000! Management has been tracking all repair expenditures that would have previously been handled by that position. During the months of July through September, SDV spent about $1,000 on miscellaneous repairs. Compared to a full-time salary, this is a huge cost savings to the Association. Management will continue tracking these expenditures and report the findings to the Board on a quarterly basis. The Construction Defect Attorney is cautiously optimistic about the mediation scheduled for December 3. After the mediation, the attorney will provide an update letter that will be distributed to the membership to keep everyone well informed. Additionally, the topic of Construction Defect Litigation will be on the December 12 Open Session agenda. If this is a subject that interests you, please attend this meeting for an update. In preparation of the holidays, please make sure you are adhering to Section 6.3 of the Rules and Regulations which states: "Appropriate decorations may be displayed outside a residence to commemorate recognized holidays. Decorations may be displayed for 14 days prior and seven days after holidays. For the December holidays, decorations may be displayed beginning the weekend following Thanksgiving and removed by January 10." Thank you in advance for your anticipated compliance with this policy.
