FOUR SEASONS BREEZE | JANUARY 2020 5 By Eric Zarr 2020 Annual Budget and Policy To recap before going into the different sections of the mailer – everyone is part of the Master HOA in which the dues will increase from $219 per month to $227 per month starting Jan. 1, 2020. Those who have their front yards maintained by the Association, which is the Front Yard Cost Center, will see an increase of cost center dues by $1 from $67 to $68 per month starting Jan. 1, 2020. Springdale owners who live in the condos will also have cost center dues increase on Jan. 1, 2020. The dues for the Springdales are based on unit and square footage. The dues for the Springdales will be as follows per month: 2019 2020 Plan 1 $86.31 $95.96 Plan 2 $93.28 $104.37 Plan 3 $105.50 $119.13 Every Four Seasons at Beaumont homeowner has received a package containing the 2020 annual budget and policy mailer. This 56-page document contains important information and policies for the community. I know that not everyone will read the document in its entirety, so I will provide an overview of a few important items. Additional packets are available at the management office in the RCN building, and it is also available on our website. Pages one and two contain a report on the preparation of the 2020 budget as well as the assessment amounts for the Master Association, Front Yard Cost Center and Springdales. Exhibit A; 1-3 Master HOA Budget: This report contains a breakdown of the budget for 2020 and what the budget line items were for 2019. These reports break out what the dues are planned to be spent on throughout the year. Exhibits B-1 thru D-3 Reserve Summary for the Master Association, Front Yard Cost Center and Springdales. Exhibits E and E-1 Insurance summary disclosures for the Master Association policies and the Springdales: This information is very helpful to those looking for new insurance policies on their homes. If you need a copy of the association policy for your own renewal, please contact Management. Some other notable items you may be interested in are: 1. Annual Homeowner Disclosure form. If you did not receive the Budget packet and had to pick one up you may need to update your mailing address with the Association. Please fill this form out and return it to management in the RCN office; 2. FHA/VA Certification. The Association maintains certifications with both FHA and VA loans for the Springdales; and 3.
