Any questions or concerns, please contact Steve Cooley. ~ Steve Cooley, (801) 815-5302, cooleyaudit@gmail.com Architectural Review Committee The Community Planning and Transition Committee is the one committee here at Four Seasons that is tasked with the long-term vision and planning towards the future. Asking what we need to do, would like to do, and could do to safeguard our investment and enhance our quality of life at Four Seasons within our financial and regulatory constraints. Some of the issues that we investigate will be eliminated because they are in conflict with the multitude of governmental regulations that we must abide by. Those projects that make the first hurdle are then sorted by their cost-to-benefit ratio. Clearly a low-cost project that benefits many residents sorts higher than a high-cost project that only benefits a small number of residents. Long-term project integration is crucial. We need to ensure that short-term projects do not conflict with the longer-term plan for a particular location. Some of the topics that we have worked on during 2019 (and continue to work on) include: Transition from KHovnanian involvement to complete HOA responsibility • Punch list of outstanding tasks to be completed • Financial impact to be defined Nature conservancy • Understanding all rules and regulations for each zone type • Financial impact to be defined Underutilized areas • Developing a wish list of possible uses from residents • Quantify rules/limitations/regulations applicable to all areas • Match up possible uses with allowed areas Solar power • Economics of solar electric or solar thermal • Long-term contracting Ballroom, addition of storage & kitchenette areas • Plans drawn • Requesting construction estimates • Ballroom and RCN acoustics • Studying potential cost and benefits RCN area, long-term use optimization • Bocce ball courts / shuffleboard courts, improve or relocate? • High value real estate for longer-term building expansion Amphitheater • Major improvement study proved non cost effective • Low cost seating expansion proposed Dog park • Crooked Creek utility easement disallowed by Gas Company • Breckenridge entrance now proposed Outdoor entertainment area • Plans drawn for The Lodge courtyard area • Demo show scheduled for April 2020 Strategic Plan for BOD • Plan completed and submitted to Board of Directors ~ Colin Taylor, at Colin@yorkshire-house.com Community Planning & Transition Committee CP&T: LONG-TERM VISION PREPARES HOA FOR FUTURE
