4 | OHCC LIVING | JANUARY 2020 | As 2019 ends there is a natural tendency to reflect on the year's events. There have been quite a few changes in the short time I've come on board the OHCC CPS staff. The focus has shifted to enforcement of access control procedures, which resulted in the unintended consequence of long wait times at the Front Gate. This presented an opportunity for the Property Access Procedures Committee (PAPC), the HOA staff and CPS staff to find a solution that addressed both issues without compromising the integrity of the safety and security to the residents and staff of OHCC. I cannot thank the PAPC and the HOA staff enough for their leadership, guidance and steadfast support since my arrival. Successful change is a team sport. As 2020 quickly approaches we set our goals for the new year and develop strategies to achieve those goals for the mutual benefit of the residents, staff and guests of OHCC. Safety and preparedness will be a major focus in 2020 for the CPS staff. Within CPS, we will continue to develop and train to a more professional standard and to incorporate periodic skills assessments. The new year will also focus on developing a more collaborative relationship between CPS and OHCC CERT by conducting joint training and drills to assess and evaluate areas that need improvement in the event a major incident requires that partnership to work well. From a safety standpoint, the emphasis will be on addressing the alarming number of speeding and failure to stop violations that continue throughout the community. The implementation of the radar gun as a means of enforcement should have an impact on decreasing the speeding throughout the community. Please help us in this endeavor by reminding your guests, service providers and contractors to abide by the posted speed limits for the safety of everyone living and working throughout OHCC. I hope the holidays were everything you hoped for and that you are as excited as I am about the various projects this year will bring. By the time you read this, Clubhouse renovations will soon be underway! Staff is preparing to relocate the Clubhouse reception and recreational offices to the Men's Club Room during the first full week of January to accommodate Phases 1 & 2 of the Clubhouse Renovation Project, and the General Contractor is prepared to begin work on Mon., Jan. 13. Be sure to visit the Interior Design Committee's presentation in the Guild Gallery at Do Dues Day on Sat., Jan. 4 to see the plans firsthand. Alas, you may have noticed the Lanai patio cover is in disrepair. The Lanai Committee is working diligently to prepare a recommendation to the Board for renovation plans in that area, so stay tuned for much discussion in the near future on how the Board intends to move forward. Fortunately, with much forethought, the Association has planned for the expenditures, so we're in good shape with respect to financing the project. Another large project currently in process is the Golf Course Irrigation and Renovation. Two highly-respected golf course architects have provided submittals for the Committee's review, and we expect to present a recommendation to the Board soon. This is an extensive project with lots of different parts and we are very excited about pulling it all together for a comprehensive plan. More to come as it develops. This month, we will begin the annual vehicle decal process as we have to get all the 3500+ vehicles within the community registered quickly. Additional mail outs will be forthcoming, so get ready. The existing Committee volunteers will be recognized for their invaluable services along with a welcome and orientation for new volunteers on Jan. 30 whose terms begin Feb. 1. The Board relies on these volunteers to provide input and make recommendations, and could not function nearly as efficiently without the assistance of such great volunteers. Be sure to thank our community volunteers, including Board members, when you see them. Preparation of the 2020-2021 budget is well underway with the Master Board as they plan to support the ongoing operations of the community and many anticipated projects. Budget preparation includes extensive review of the Reserves Study, the operational expenses over the last several years, contract obligations, anticipated increases in regulations that affect our budget, and more. Thanks to the Budget and Financial Advisory Committee for their significant contribution to this process. A budget presentation to the Community is currently scheduled for Thurs., Feb. 6 at the Clubhouse. The law requires distribution to the Membership at least 30 days before the end of the fiscal year, so numbers should be approved no later than mid-February to allow for printing and mailing of the Annual Budget Report and Policy Statement. Finally, you may recall my introduction of Melissa Chitwood in the December issue, and I am very pleased and excited to announce Melissa has been promoted to the Senior Administrative Assistant position. Melissa's extensive administrative experience, attention to detail, and demonstration of excellent communication and customer service skills ensures she will be a great fit, and I look forward to working with her in this capacity.
