| SUN LAKES LIFESTYLES | MARCH 2020 | 5 By Dan Comerford Treasurer's Report The Master Board has decided that, due to two scheduling difficulties, the Treasurer's Report will no longer be included in the Lifestyles magazine every month. The board recognizes two difficulties: a near impossible 10 calendar-day deadline to submit the financials to the HOA Board, and a near impossible time-span between receiving the financials and doing meaningful analysis before the Lifestyles submittal. As a result, the Board will renegotiate this contractual requirement with FirstService Residential, allowing them 10 business days for report submittal. In conjunction with this, the Board will now take the appropriate time to do analysis of the Financials, and do a full report at the Open Session Board Meeting, and will post the Treasurer's Report to the SLCC website immediately after the Open Session. Hard copies will be available for printing from the website. The Board is also reaching out to the existing Ad Hoc Finance Advisory Committee members, asking them to return to being members of the standing FAC, and the Board will revise the charter as needed to re-constitute a fully functional, standing FAC. At this time, the Board is asking for additional volunteers to populate a five- member Financial Advisory Committee. In addition, the Board has decided to take advantage of additional space, when posting to the website, allowing for graphs, charts, etc., to be included as part of the Treasurer's report. Separate charts for the HOA, F & B, and Golf operations, as well for graphic display of balance sheet and investment status may be included. These efforts are being assessed and will be implemented with full Board approval. Comments/questions may be sent to mainder01@gmail.com Sandwedge was removed, it was found that the floor was very unlevel and even different in a height of 3" in some areas, especially near the doors leading into the Sandwedge. With this, the installers needed to float the concrete so that a level base could be achieved so that the LVT flooring could be installed. This was an additional cost of $5,620 which meant that the credits given for the south wing installation canceled out this additional cost with the exception of $220. After discussing this LVT product and the wear already being seen in the Busroom and at the stage entrance to the Ballroom the Board thought this would be a great solution that would extend the life of the flooring far beyond what it would be if carpet was kept. The Board then approved in January to apply the LVT flooring in these areas as well. With this, the flooring in the Busroom and dressing rooms, just like the south wing will not have to be addressed for 15 years. The cost for this addition was $23,110 to install 1,273 square feet of LVT flooring. Finally, the current overstock of the carpet that is in the Ballroom, lounge, hallway, offices, Atrium, and Restaurant will be stored onsite so that it can be used to replace the current carpet as needed to try and get through the expected life expectancy of the carpet with the only addition being the cost to install.
