10 FOUR SEASONS BREEZE | APRIL 2020 ALLEN KOBLIN 1. We have lived here almost two years. We knew we wanted to go someplace where we had a sense of community and could interact with our neighbors. My wife and I actually stumbled onto Four Seasons after we saw a billboard advertising the 55-plus community. We are thrilled to be part of such a nice community with wonderful people, a great climate, and clean, fresh air. 2. I am a commercial broker and certified property manager. I have been a board member of an HOA in Glendale, have more than 25 years of experience on city commissions and committees, and have served on Boards of youth sports organizations. I always feel obligated to give back to the community I'm living in. I am on the Beaumont Economic Development Committee and am a board member of the Beaumont Chamber of Commerce. I have owned and run a business. I believe my strong business background would be a plus for our HOA Board. With K. Hovnanian gone, we need to realize we are running a business. 3. The biggest key issue I see is finding a way to get more community involvement and input. Getting more people involved will be a good thing and beneficial for all. Secondly, maintaining the property. We are now responsible for what the builder used to be and we need to handle matters in a professional way to safeguard the value of our community. 4. We have to be realistic about our reserves to be prepared to maintain our bridges, roads, infrastructure. Our main Lodge building is not new and is presently in need of some major repairs. So keeping the reserves over 100 percent is a good idea. I would hate to lower dues and then later have to ask residents to pay a one-time fee of several hundred dollars. We must be prepared for the future. 5. When it comes time to vote, I hope that residents take into consideration my experience, my knowledge, my strong belief in community, my commitment to fair play and community involvement, and my optimism for a brighter future. BARBARA MILLER 1. I purchased a home here in 2008 and commuted from Tarzana on weekends for two years before living here full time. A coworker passed by Four Seasons on his drive to Palm Desert and suggested I look into the community. 2. I served on the Rules and Regulations Committee for seven years and was the chair for two years and secretary for four. I was on the Facilities Committee for a short time and have also assisted several ad hoc committees in various capacities — Summit and Court planning, pickleball, Exhibit F (trees) chair, Boutique Craft Fair. I also served as an Inspector of Elections for six years. I have been a Neighborhood Watch block captain for 10 years and was on the Tennis Club Board for six years. I play tennis, pickleball, pool volleyball, and canasta, and I'm a Craft Boutique participant. 3. Right now, there are two key issues. We need to hold the builder responsible for the roofs which continue to leak. I am not convinced the builder was up to code on the roofs and he should be held accountable for at least part of the expense to repair them. Also, the conservancy area and the money spent to maintain it. Spending $120,000 a year on the conservancy is not being frugal. 4. Our reserves are solid and should remain solid. I've always lived on a budget and adhered to it and feel we shouldn't spend money if we don't have it. We need to maintain what we have and enhance what we need to. 5. I want ethics to come back to the Board. It's important for the Board to be honest with people and to listen to both sides of an issue and then come to a conclusion. Management will need to do their part to enforce what is set forth. And, the Rules and Regulations Committee needs to be reestablished. It's an integral part of an HOA. GRACY LUNA 1. My husband, Hilario, and I decided upon retirement from the hustle and bustle of city life to look for a small- town environment where your neighbors become your family. So began our adventure into the wilderness in Coeur d'Alene, Idaho, until we worked our way down and found the beautiful Four Seasons Beaumont. We have lived here for 11 years. 2. I worked for 24 years for a large defense corporation, negotiating government contracts and preparing major celebratory events for the United States Army. This vast experience of dealing with the military hierarchy has given me excellent interpersonal skills which I will use to benefit, in particular, the Board of Directors and, in general, the Four Seasons community. I am currently president of the wine club which has 250 members and have been a Block Captain for eight years. I am a member of the African American Cultural Club and started the competitive Wild Bunch billiards group. 3. The key issue for me is transparency. Residents are receiving false information from unreliable sources because, at this point, transparency within the HOA and Board of Directors had been less than adequate. I want to ensure all communications are received expeditiously in a fair manner. 4. Transparency is just as important when it comes to finances. Reserves need to stay in the black at no less than 100 percent. We must have adequate assets to keep Four Seasons a haven for enjoyment, peace, and contentment. 5. I am honest, objective, fair, and possess no individual authority. I will promote the concept of working with homeowners — as a community — on their concerns. Let's bring our association together by embracing others' differences and respecting one another's views.
