Manager's Update At the Open Session Board meeting held on Thursday, April 11, the Board of Directors approved the following committee recommendations: • Bistro proposal for a Bistro Maintenance report for repairs and replacements • Landscape proposal to remove hand watered planter pots from the Recreation Center North area • Landscape proposal for replacement plant material for the Laurel Paseo (cost $1,819) • Landscape proposal for the annual tree trimming budget (common area $45,110; Front yard cost center $4,140) • Landscape proposal to convert certain common area planter areas to turf ($9,679) • Landscape proposal for a picnic area on the Phase C trail ($5,700) • Safety/Facilities proposal for the purchase of a new Bistro kitchen dishwashing machine (NTE $42,00) • Safety/Facilities proposal for the Emergency Preparedness committee charter • Social proposal for a Candid Camera event scheduled for Aug. 3, ($400) • Social proposal for advance funds for the New Year's Eve 2013 entertainment deposit ($400) The Board of Directors reviewed and acted upon the following business matters: • March 2013 minutes – approved • February 2013 Financial statement – approved • Approved the Friday Night Concert Event with the Larry Martin Classic Rock Band (no cost) • Approved the proposal for a Home and Garden Expo to be held in 8 By Lisa Lynn, General Manager October Approved the Replacement and Installation of New LED Tree Lighting at the main entrance ($2,209) • Approved the Recreation Center North fire and security monitoring ($719 annually) • Approved the Pickleball Paddlers of Four Seasons at Beaumont Group Management reported to the Board the completion of the following items: • Pool lounge chair refurbishment • Small refrigerator for BBQ area • Pool area caulking and sealing • Ground cover for certain slopes installed • Cottonwood tree removal from planter area near spa building • Backflow insulation covers • Turf expansion near the basketball court • Bird barrier spikes • Holiday wreath containers • Handicap parking spaces • HVAC changes for craft room and computer room Management reported that 22 violation letters were sent out during March • Two for architectural items • Eight for maintenance • 10 for trash containers • One for signs • One for hoses The Board of Directors suspended facility privileges for two members for delinquent dues, bringing the total for suspended privileges to 10 current members. There were 26 accounts with balances over 90 days past due. The Board meeting is held on the second Thursday of the month, with the Executive Session at 9 am in the Lodge Conference Room and the Open Session at 1 pm in the Lodge Ballroom. • FOUR SEASONS BREEZE | MAY 2013 | community News Springdale Condos The Springdale Condominiums are now FHA approved. This means that the FHA recognizes the Association as being qualified for current Springdale owners needing to refinance or new Springdale buyers wishing to finance their home loan as an FHA loan. The FHA requires Associations with condominiums to have met certain criteria to be eligible for these loan types, which the K. Hovnanian's Four Seasons at Beaumont Community Association has now met. proper motorcycle entrance procedure The two entry lanes at the main gate are designated as "Residents" (the "Transponder" lane) and "Guests" (the Non-Transponder lane). The Motorcycle Access Procedure is as follows: SINGLE Riders with a Transponder should use the Resident (Transponder) lane. The gate will open and then close immediately after the vehicle passes the gate arms. Riders without a transponder should use the Guest (Non-Transponder) lane. Riders may communicate to the guard that they are a resident and need them to hold the gate open for the passage of the single rider or if you are in a group. The guard will use hand signals to indicate "stop" (a hand held up flat) or "proceed" (the thumbs up signal). The guard may hold the motorcycle in the guest lane up for a few seconds if there are vehicles in the Transponder lane waiting for access as this is Standard Operating Procedure. Once the guard signals the "Thumbs Up" the rider may proceed and they will activate the gate arms to open until the rider or group have safely passed the gate. Carol's Kitchen : Fifteen Years of Serving By Leighton McLaughlin Carol's Kitchen – the charity founded and operated by Four Seasons resident Arlene Ragan – turned 15 in April. "We started with 34 clients," said Ragan. "They were all suspicious. They thought we wanted something from them." Now Carol's Kitchen serves between 1,300 and 1,400 meals a week. "All they have to do is show up and we feed them. There are no questions. We don't care why they are there." The kitchen is a living memorial to Ragan's schoolteacher daughter Carol who was killed when a drunk ran into the motorcycle she was riding. Ragan and her husband, Jim, felt running a kitchen for the underprivileged was something Carol would have done herself if she could. "It was so like her," said Ragan. "She was always doing something for somebody." Except for a driver who picks up and delivers food and leftovers, every worker is a volunteer – cooks, servers, setup and cleanup crews, everyone. And they are of all ages, but the average age is 80. "We have one lady who is 89 in Banning. She sits on a stool and serves salad. Two of our original volunteers are still with us." Last year Jim Ragan died from a fall in the parking lot of Saint Bernadine Medical Center, where he had gone to see a doctor. He hit his head and developed a fatal blood clot. Courageously undeterred, Arlene Ragan continued the work of the kitchen. With her husband's death, her work load has doubled. With six servings a week, "we can't do any more," she said. Her favorite chore is getting to know the clients. "It's a social gathering. There's a very warm feeling. We get to know each other, care about each other," she said. "And I get to poll them, to find out what to serve." More volunteers are always needed. "Our biggest need is a general manager. Each kitchen has a manager – a volunteer member of our board. And cooks are always needed. This is a different kind of cooking. You make a meal from what you have. You can't plan a menu then go get the ingredients." The kitchens receive donations of food from a number of businesses: Albertson's stores, Green Thumb Produce and Perricone Juices are important contributors. "What we can't cook, we give to the patrons." The biggest fundraiser every year is a bowling tournament in August at Morongo. "Last year we made $18,000," she said, "but no donation is too small." The kitchens work on a very tight budget. "Our meals are somewhat under a dollar. We have a van and a truck and the van is just glued together. We're OK, but we don't have money for frills or for promotion." The kitchens' anniversary was April 21 — one day after Carol's birthday.
