The 182 pages of detailed financials for April have not yet been reviewed by the Executive Finance Committee. Accordingly, this report is based only on my review. April is the first month of our new fiscal year. Copies of the April statements have been posted to the OHCC website. April revenue was slightly below our projections by $3,000. While most of our revenue is fixed, Clubhouse fees and other related income was lower due to inactivity. Expenses were also lower than budgeted by $106,000, with the largest savings being water at $52,000 due to the April rains. In addition, a few services are on hold or on a more limited schedule during the emergency and resulted in small savings. We had forecast a gain for this month of about $28,000, but with the lower expenses we showed a larger surplus of about $131,000 and a net difference from budget of $103,000. (Year-to-Date amounts and monthly amounts are the same due to this being the only completed month.) | OHCC LIVING | JUNE 2020 | 5 Overall, our outstanding receivables from assessments are lower, although there are several accounts which remain unpaid for the month of April. This is typical for the first month of a fiscal year as homeowners adjust to the fee changes. Our HOA remains in excellent financial condition. The reality of threats posed by cyber crime and nature itself that are very much a part of life at OHCC. In terms of cyber crime, CPS recently assisted a resident with an attempt to extort a large sum of money via an email. The resident made a good decision and consulted a fellow resident who then referred the resident to CPS. I contacted Oceanside Police Department and the FBI's Cyber Crimes Unit for guidance and we were able to assist the resident in addressing this cyber crime with the appropriate law enforcement agency. If you believe you are the victim of a cyber crime please contact CPS or the authorities immediately. Do not delete the email, depending on the nature of the crime the authorities may be able to forensically track the perpetrator via the email. If you have any questions please contact CPS for assistance. Nature continues to require constant diligence as we move into warmer days. Please take all the necessary precautions of staying hydrated to avoid heat related illnesses. Additionally, rattlesnakes and other wildlife pose a danger to both residents and their pets. Please be aware of your surroundings as you walk throughout the community. Rattlesnakes, coyotes and bobcats have been seen by residents throughout the community at all times of the day and night.
