12 | Four Seasons Hemet Herald | August 2020 | DON'T WASTE YOUR TIME READING THIS IF YOU HAVE MONEY TO BURN! The Architectural Review Committee (ARC) has noted several recent examples of work being done to homes without proper approvals. Our committee members monitor the community several times a month and review all homes listed for sale for compliance with our Board-approved Architectural Standards and Regulations (ASR). When work has been performed without ARC approval, the homeowner will be cited and notified that approval of any unauthorized work will be required or the work will need to be brought into compliance. Some situations have resulted in homeowners needing to redo, replant, or repaint to reach compliance. You don't want to encounter this problem. When starting a project within the Four Seasons community, there are several items to consider. Everything you do to the outside of your house or property must be approved by the ARC. Some things to keep in mind before beginning your project: • Review the Board approved Architectural Standards and Regulations • Plan your project • Obtain Exhibit A and fill it out completely adding scale drawings with dimensions • Submit completed plans to ARC for approval • Wait for approval in writing before proceeding with project • Review your approved plans with your contractor • Monitor your project to ensure the contractor completes your project correctly as approved • Upon completion of your project submit the Exhibit C for approval • Written approval will be sent to the homeowner finalizing your project Additional items to consider: You are responsible to get all approvals for your project. You are also responsible for your contractor completing your project correctly as approved by the ARC committee. Do not assume your contractor will get the required approvals as several projects have been in violation for not having the proper approvals. This is especially true with some solar and painting projects. City permits may be required — do not assume these permits will be obtained by your contractor. The homeowner has the sole responsibility to secure all approvals and permits. This can save a considerable amount of time, money, and potential fines should you have to make corrections after completion of your project. Failure to get the required approvals and permits can lead to excess money being spent, extra time to file additional paperwork, and a possible hearing before the Four Seasons Board of Directors. Thank you to all who follow the established approval procedures and keep our Four Seasons community attractive and our property values high. July seemed to fly by and, as of this writing, we have gone back to no inside dining at the Bistro. Food to-go continues as before with our faithful volunteers, both Sunshine and others, who are picking up your phoned-in orders and delivering them to your door. However, one rule has changed: Francisco will be able to use the outside patio for outdoor dining for your breakfast, lunch, and dinner. Our hopes are that this change will be a success and give more of a "dining out" feel to all of us who are moaning and groaning about having to stay at home when we eat. Who knows? Maybe this will become a permanent thing in the future. Try it, then if you have an opinion about it, let us know. Some form of gluten-free and vegetarian food have always been available in the Bistro but because it hasn't been listed on the menu, many people were not aware of this option. It will be included on the next menu printing. If you want a specific item, please phone ahead and Francisco will do his best to accommodate you. Advance notice would allow him to have that special ingredient on hand to make a special meal for your enjoyment. This is true for any and all menu suggestions. Francisco does appreciate all suggestions and will try to accommodate. All new ideas are fun! We have heard you and are responding! The "Specials of the Day" notices weren't sent out early enough for you to make plans so you could take advantage of them. We will be working on that scheduling and hopefully will have something ready to put in place when we are back to our normal routine. Until then, please enjoy the specials that he is still able to offer us. Again, Francisco and his staff send their thanks for your patronage. His endeavor is to keep the Bistro open and still abide by all the rules — after all, it is his business and livelihood. His aim is to satisfy our needs and make it as convenient as he can. I know he is missing the large gatherings as much as we are, so please participate in helping him get through this tough time.
