FOUR SEASONS BREEZE | DECEMBER 2020 7 HAPPY HOLIDAYS To say this year has been unprecedented would be an understatement. My sincerest wish is that this finds you in good health and that you have an amazing holiday season with your family and friends. STREET ISSUES The Board recently retained the services of a construction defect specialist law firm. This is to address some of the issues we have run into with the large cracks in the streets. The firm has secured our position in regard to the statute of limitations in October. As more details are able to be shared, I will do so in future updates. GUTTER CLEANING With all the home maintenance tasks that pile up in the fall, it's easy to forget about cleaning the gutters. Don't ignore this important chore! If you don't clear debris from your gutters, you could be heading for roofing, siding, and foundation issues in the months ahead. We recommend having gutters cleaned and maintained at least twice a year due to the winds and debris in the pass area. The Association maintains the facility roof drains as well as the gutters for all facilities and the Springdale's in April and November. SIDEWALK RUNOFF AND ICE With many of the events and facilities closed due to COVID-19 the community sidewalks have become a thoroughfare for walkers, bike riders, and the four-legged furry residents of Four Seasons at Beaumont. Please be mindful of wet or icy sidewalks when you are out for some exercise. The freezing temperatures at night and early in the morning are prime time for moisture or rain to freeze and create a hazard. GUARD AGAINST UNWANTED GUESTS Be mindful as you hunker down for the winter months that you are not the only creature looking forward to cozy warm nights in your home. Check weather stripping on the windows and garage as well as door seals to ensure the uninvited critters outside do not have a way in to join you inside. Make sure to clear clutter from your attic and garage space; this removes areas where pests can hide, breed, and cause more damage. Remember if you treat for pests you must not introduce any pest control measures to the common areas; your efforts must be contained to your property. ANNUAL POLICY AND BUDGET PACKET The Board approved the Association's budgets in November for the Master Association, Front Yard Cost Center, and Springdale Cost Center. This is a large packet of information to read but it's a vital document that details the 2021 budgets and other documents required to be sent per Civil Code. This is always a good time to confirm all the information for 2021 payments are correct. If you pay your HOA fees through your bank's bill-pay system, please confirm that the amount is correct.
