FROM THE PRESIDENT'S DESK Six months ago, due to the uncertainty of the economy and pending environmental issues, the board decided to embark on a mission. That mission was to prepare a Strategic Plan to provide us with a road map for the future. At our initial meetings we spent several hours discussing the community's future needs over the next 1, 3, and 5 years, and how we can prepare Sun Lakes to fulfill those needs as they come up. Since those first meetings we have had two Workshops that were open to the public. The few residents that attended those meetings were allowed to offer their opinions and suggestions relating to several topics, and their input was truly appreciated by the board. The result of these two workshops was a document that we feel will guide and assist us, and future Boards. Once we completed the Plan, and before making it public, we presented it to the Delegate Assembly for their review and comments. Seeking the Assembly's opinions and suggestions was the last step in the finalization of the plan. The Plan itself is too large to present here. However, I will attempt to give a brief description of its content. It is broken down into four general areas. They are as follows: 1. Lifestyle (Amenities/Staff & Homeowner Experience): This category covers issues such as the marketing of Sun Lakes, both inside the community and outside. Methods of increasing the volunteers for our Association Committees and Organizations are included. Review of Advisory Committee Charters. We covered the continued upkeep and improvement of our facilities, and addressed some potential long term projects, such as improving our gate entry system, development of new facilities, extending our non-potable water transmission system, and synthetic turf. 2. Maintenance/Repair of Association Property: This segment relates to preparing ourselves for the future. Areas discussed pertain to reducing our water consumption through landscape and irrigation conversion projects, and updating our systems with modern technology. Another area addressed is preparedness against future power outages. This topic includes investigating the pros, cons, and cost effectiveness of solar power and having an on site generator system. A new five year street maintenance program is also a part of this plan. 3. Association Governance: This area covers things such as how to protect our residents from drivers that fail to comply with common traffic laws, such as speeding and running stop signs. The violating of our CC&Rs our Bylaws, and Rules and Regulations is also there. It also includes a system of succession to help in the transition from one Board to another, and establishes guidelines for the Board By George Moyer, SLCC HOA President of Directors communication and transparency. Finally, it establishes the ground work for better communication with the Advisory Committees and holding regular General Town Hall meetings with the residents to hear their comments and suggestions. 4. Outside Civic Relationships: This component is designed to improve our relationship and image with the City of Banning, not only with the government, but also the general populace. Our vision is to work with the city to help create better local shopping and maintain utility rates at reasonable levels. In addition, we see the importance of securing a way for our unlicensed golf carts to be able to get to the Albertson's Center. As the Pardee, Lenar, and other major housing projects develop we recognize a potential importance of creating an Association of Associations with them as a means of maintaining a solid front in dealing with government agencies. This plan is a living document, and will be adjusted as the dynamics of the future require. Things will be added and taken away. Concepts that are important today will be replaced by more pressing matters later. However, it is a start, and will be passed on to future boards so they know what we intended and why. community news | sun lakes lifestyles | june 2013 | 3
