FOUR SEASONS BREEZE | JANUARY 2021 7 Happy New Year! I hope you had an enjoyable and festive holiday season. We are looking forward to the dawn of a new year. While we still face uncertainty with COVID restrictions I'm confident that we will continue to come together as a community throughout this new year. 2021 Election Calendar The community will need to elect 19 District delegates as well as three Board members this year. Below is the calendar for these two elections. DISTRICT DELEGATE ELECTION: 2021 • Friday, Jan. 22 – Delegate Elections Notice of Meeting & Candidate List • Wednesday, Feb. 24 – Delegate Elections Ballot Materials Sent • Friday, Feb. 26 – Meet the Delegates Q&A Forum • Friday, March 26 – Delegate Election if Quorum Reached • Monday, March 29 - Reconvened Delegate Election if Required BOARD ELECTION • Tuesday, Jan. 05 – Notice of Nominating Procedure • Thursday, Feb. 04 – Board Nomination (Application) Deadline • Wednesday, Feb. 24 – Board Notice of Meeting & Candidate List • Friday, March 26 – Board Election Ballot Materials Sent • Monday, March 29 – Meet the Candidates Forum for Board • Monday, April 26 at 9 am – Board Voting Deadline • Monday and Tuesday, April 26 and 27 - Special Meetings of the District Members for Counting Member Directed Ballots • Friday, April 30 – Annual Meeting Delegates Cast Directed Votes Please make sure you vote for the District delegates as well as the Board this year. We will also update the community as to when the CC&R change vote will commence again. The tentative date for this would be after the Board election. As a brief history, in 2018, the Board proposed changes to the CC&Rs to remove District delegates, cumulative voting, and to allow the Board to enter multi-year contracts for solar. The CC&R ballots were opened in late 2019 and while they did not pass outright with 67 percent, the voting elements were approved by a majority of members. The Board was seeking to have the court amend the CC&Rs with that majority vote. However, with delays in the court system due to COVID and with the community fully built out we will again be sending the CC&R changes out. Construction Issues The Association is investigating potential construction issues in the common areas related to original construction and has started an informal process with the builder to address these concerns. Over the next 30 to 60 days, you may see inspectors documenting various issues in the common areas. The purpose of these inspections is to provide a more detailed list to the builder for potential repair. GENERAL MANAGER'S REPORT By Eric Zarr
