FOUR SEASONS BREEZE | FEBRUARY 2021 7 TREE TRIMMING The Association is responsible for maintaining the common area trees as well as all trees in the front yards in the Front Yard Cost Center. As such, and per the guidelines, homeowners are not allowed to trim any of the trees in the front yards if they are in the Front Yard Cost Center. We have had several owners appear before the Board for either having an outside vendor or the homeowner trim a tree that they are not to trim. The Board approved a new three-year tree-trimming plan at the January 2021 Board Meeting. If you have a question or concern regarding tree trimming please contact the office. ARC GUIDELINES We are having issues with vendors hired by homeowners allegedly giving false or misleading information to homeowners. Any and all work that is done on the exterior of your home, whether it is in the front yard or behind the fence, must always be approved prior to starting work. It is the homeowner's responsibility to obtain ARC approval. Do not seek approval after the work has been done as it might not be approved and the owner will have the financial burden to put the property back to the original condition. The ARC Committee meets twice a month and can process your complete application quickly. 2021 ELECTION CALENDAR The deadline for self-submitting a nomination to be on the Board of Directors Ballot has been adjusted to Monday, Feb. 22. There are three positions up for election this year. Years that are odd have three positions and even number years have four positions open. CONSTRUCTION ISSUES The Association is investigating potential construction issues in the common areas related to original construction and has started an informal process with the builder to address these concerns. Over the next 30 – 60 days, you may see inspectors documenting various issues in the common areas. The purpose of these inspections is to provide a more detailed list to the builder for potential repair. GENERAL MANAGER'S REPORT By Eric Zarr
