| THE COLONY NEWS | MAY 2021 | 3 By Walt Bowman, Board President POOL PAVILION PROJECT UPDATE If you are reading this, it means that your copy of the May Colony News has been delivered and the informational flow of the "Proposed Pool Pavilion" (PPP) is now in front of you. For the next few minutes, it is the task of the Board to inform you so that you have the necessary information in front of you to make known your thoughts about the PPP. Yes, that is correct. Each member will have the opportunity to vote on this most important issue. It is YOUR choice! During President Keith Manley's last term in office, he challenged the Board to research four specific areas that he felt needed the Board's attention in order to keep The Colony as Southern California's Premier 55+ Active Senior Community current and on the cutting edge. There were four important tasks he laid out for Board consideration. 1) The swimming pool needed attention to keep the pool clean from debris that was constantly being blown into the pool and an effort was needed to maintain the trees and shrubs to enhance the "aura." Plus, there was a need for permanent and ample shade. With the assistance of Pat Kight, this was quickly accomplished and these issues are no longer troublesome. 2) Keith was concerned about the outside Atrium area, especially during the summer months when it became unusable due to the daily oppressive heat. Tom and Susan Brusch spearheaded that effort, looking at the tall sail-type shades to provide outdoor covered seating from the sun, and maybe some refreshing fountains for cooling. Those ideas still exist and might be revisited at some point in the future. 3) A small group of Colony solar experts (Mike Tooke, Paul Nelson, Bruce Brosky and Wendell Jackson) met to consider "solar" for our facilities to reduce the high cost of electricity. We were encouraged initially, but it soon became apparent that Southern California Edison had changed the rules by adjusting the peak-hour rates to ultimately protect their profits. The return on investment is now beyond what we would consider to be reasonable. So, for now, solar is being put aside. 4) Lastly, Keith wanted us to explore how the current shaded BBQ pavilion might be improved and possibly reconfigured for year-round usage. After months of collecting information and a 7-0 vote, the Board approved to explore enclosing the PPP for year-round usage to create a facility that would give Colony residents 12 months of use rather than the current eight to nine months we currently experience. The Board understands that this is a monumental shift in direction, but feels consideration for this project is warranted. The Board would appreciate your careful and considerate attention to this vote as this may be the final opportunity to meet tomorrow's demand today. When the Clubhouse is open for normal use, our current facilities are stressed, and this new facility would allow us to expand into this new and exciting venue for a year-round calendar. During the month of April, you will have had the opportunity to view a 20-minute video providing you our rationale (http:// www.thecolonyatcaloakshoa.com/ – click on Board Meetings), and you will have had the opportunity to hear two Town Hall Meetings intended to answer your questions. Now it is your turn. Regardless of your stance, we trust that you will be involved, informed and in a better position to vote your conscience. A "no" vote will mean that a new shade structure (paid from reserves) will be installed to replace the current shade structure. A "yes" vote, however, will allow the Board to move forward and obtain three bids to ensure the funds available will be sufficient. The Board believes that using approximately $375,000 from the Association's equity, combined with the roof reserve, we will have met our duty to uphold our home values, keep The Colony on the cutting edge ahead of our outside competitors, and insure the long-term viability for our community. In closing, allow me to thank you for being involved. We deeply appreciate this. Listed below are facts to keep in mind as you consider your vote. • There will be NO special assessment for this project. • There will be NO dues increase to complete this project. • There will be NO new staff hired to maintain this facility. • There will be NO impact on the Annex Building. • There will be NO HOA offices or staff housed in this facility. • This facility is for ALL our residents!
