We have many paint, vinyl fence and aluminum wood patio cover applications, and solar applications are also on the rise. At one of our recent meetings, we had 41 new applications for such work, and we want to thank all the homeowners who are maintaining their homes. If you need to replace your wood fence, vinyl is a great option. It will not warp, get termites and does not need to be painted. It looks great and is easy to wash down. With the present cost of wood, replacing with vinyl may be a cost-saving choice. Aluminum patio covers are also a great replacement for wood covers. Like vinyl, they do not need painting, do not rot, warp or get termites, and are easy to maintain. During home inspections, we on the ACC are here to help you avoid costly repairs later down the road. For example, painting your home to avoid stucco deterioration; fence repair to avoid costly replacement which may be necessary due to rust and deterioration over the years; garage door, gaskets and trim repair which, in addition to improving its overall appearance, helps to keep out drafts and critters. Please know that keeping your home in good repair benefits not only you and your wallet, but also our community, which is a lovely place to live. We just completed inspections on Corte Andar, where a homeowner recently replaced his wrought iron fence. We noticed a nickel-sized rust spot which the homeowner may not have seen for several years, but notification to him about it may have saved him a lot of expense in costly repairs. It is easier to repair a small area of rust than a whole panel with it. As we walk around our homes, everything may look fine, but a second set of eyes can often catch little things that may be overlooked. The same thing goes for wrought iron or wooden gates. When people move into an association, they sign documents stating that they understand that violations will be upheld and enforced. It is much easier for all to do the right thing in keeping their property up to the standards set forth in the agreements we signed. It is important to read and understand the CC&Rs and regulations put forth. Take time to read one or two sections each week and make sure you understand them fully. The ACC has the same goals as do all residents, and that is to live in a community that adheres to reasonable guidelines and yields a level of aesthetic quality of which we can be proud. Home prices are going up, up, up in The Colony. If you need or decide to sell in the future, maintenance will provide you with a lot of offers and a great price if your home is move-in ready. While you are doing maintenance to your home, try to use local vendors, if possible. Murrieta receives the sales tax which goes for our city needs and helps support local schools.
