4 | OHCC LIVING | JUNE 2021 | As many of my friends and colleagues know, Silvy and I just bought a home in Pensacola, Florida, a wonderful city that is my federal "home of record" in which I spent five years of my military life. Our plan is to spend more than half of each year there, away from OHCC and California. Shifting my flag to Florida, plus health issues that limit my capacity, created a perfect storm that requires me to resign from certain CA boards of directors. That includes the OHCC Master Board – with resignation effective upon establishment of my replacement. It's been a productive eight months, but I regret to report that there is a lot left to my replacement! Tasks Accomplished Or In Process ARC deposits. The single most important achievement during my tenure has been the elimination of that ridiculous, unnecessary, and possibly illegal (due to co-mingling of funds) ARC deposit system. Good riddance! Strongroom. Your Treasurer once physically reviewed invoices and manually signed about 100 paper checks per month – with no special medical allowance for hand arthritis. Adoption of Strongroom software moved OHCC into this century, and automation of that process has reduced errors and professionalized results. Amen! Improved financial data. The Treasurer's Report and other financial information available to homeowners now paint a more descriptive picture of what's going on in the OHCC financial universe, where the challenges are, and how we can address them. I hope my successor continues in that direction, and does not revert to the formal and unnecessarily numbers-rich reports of the past. Job descriptions for staff. Though the existing editions are first- generation, we now have a far better picture of who does what. My successor will surely press for continued evolution of those descriptions. Golf course renovation. The golf course renovation has been reserved-for, so it's a matter of spending money that's already been approved and set aside for the project. It took a long, long time – but the project is underway! The well. On the other hand, the well project will use new money (but it's already set aside, in the bank!), so must be approved by homeowners. The result will be at least $100k/year savings – much more as water prices continue to rise. If you have not yet voted – please do – and I strongly recommend that you support the well project, because it will have a serious beneficial effect upon our monthly assessments. I optimistically put this situation in the accomplished/ in process category. Please make it so! Tasks Pending Job descriptions for board officers. We have first-generation job descriptions for staff, but have run into obstacles regarding job descriptions for officers of the Master Board. Hopefully, my replacement will continue to press for competent documentation of those jobs, with definition of authority and responsibility.
