Manager's Update At the Open Session Board meeting held on Thursday, June 13, the Board of Directors approved the following committee recommendations: • Landscape proposal for additional pet stations along Four Seasons Circle at the Highland Trail (cost $960) • Landscape proposal for landscape vegetation changes near the Lodge pond area ($1,475) • Safety/Facilities proposal for the National Night Out Event (not to exceed $250) • Safety/Facilities proposal to remove the artwork from the Aerobics Room walls • The Board ratified the proposed lists of members for all Committees • The Board approved the proposal from the Ad Hoc Water Management Committee to dissolve the committee The Board of Directors reviewed and acted upon the following business matters: • May, 2013 minutes – approved • April, 2013 financial statement – approved • Approved the turnover of the Phase B Monarch Landscape, Edison Easement Slope Landscape and Phase C Common Area Lots as presented; contingent upon completion of the punch list items for the builder • Approved the bid for replacement of the ballroom AC unit ($4,247) • Approved the bids for the landscape maintenance for the turnover areas ($1,888) • Approved sending out the proposed rule revision for the architectural guidelines and standards for hardscape setbacks for front patios • Approved the bid for proposed community signage at the pool area, pond and fuel modification area ($2,005) • Approved the security deposit funds for the Community Cares event ($250) Management reported to the Board the completion of the following items: • Plant replacement in the Laurel Paseo • Conversion of planter areas with rocks • Outdoor shower installed at the pool area • Wind resistant umbrellas installed at the court areas • Rec Center North building added to the insurance policy Management reported that 32 violation letters were sent out during May 8 FOUR SEASONS BREEZE | JULY 2013 | community News By Lisa Lynn, General Manager • Five for architectural items • Seven for maintenance • 10 for trash containers • Two for signs • Six for hoses • Two for pet restrictions The Board of Directors suspended facility privileges for six members for delinquent dues, bringing the total for suspended privileges to 12 current members. There were 24 accounts with balances over 90 days past due. The Board meeting is held on the second Thursday of the month, with the Executive Session at 9 am in the Lodge Conference Room and the Open Session at 1 pm in the Lodge Ballroom. Sergeant Joshua Ellsworth with the Beaumont Police Department attended the June Board meeting to address community concerns regarding traffic violations. Sgt. Ellsworth ensured that police enforcement does take place in the community. Moral of the story… slow down and adhere to the speed limit! MAINTENANCE TIPS As the homes in the community age, there are many things that residents should do to ensure their home continues to look nice. Here are some maintenance tips and easy projects to make your home look its best: • Paint the exterior of the home. Average paint life seven to 10 years. Any color changes must be approved through the Architectural Review Committee • Paint fascia and trim have an average paint life of five to seven years. Changes also require ARC approval • Inspect and clean stucco surfaces • Clean, paint and/or polish garage doors. Polishing with Armor All or a marine wax will restore the luster to faded garage doors • Clean, paint and/or polish front doors. Check your screen door too! • Fix cracked or uplifted driveways and walkways • Clean and/or polish vinyl fencing • Check and repair missing or loose roof tiles/shingles • Check and clean gutters • Check outdoor décor to make sure it is in good condition and still attractive. Pay attention to items such as statues, light fixtures/path lights and pots for plants
