| SUN LAKES LIFESTYLES | SEPTEMBER 2021 | 5 On December 16, 1986, the State of California approved the Articles of Incorporation of Sun Lakes Country Club Homeowners' Association. The approval of the Corporation includes the specific purpose of the entity with the powers, rights, and privileges to operate a NONPROFIT MUTUAL BENEFIT CORPORATION ASSOCIATION. It further adds the By-Laws shall include the rights and privileges of the members. Amendment of these Articles of Incorporation shall require the approval of the Board of Directors and the vote or written consent of a majority of the total voting power of the Association. On April 2, 1987 the DECLARATION OF COVENANTS, CONDITIONS, AND RESTRICTIONS AND RESERVATION OF EASEMENTS FOR SUN LAKES COUNTRY CLUB was approved by the State of California. These declarations, with a description of the properties being built, list all of the things having to do with the organization of our association. It defines the establishing of districts and the election of Delegates and Alternate Delegates. It defines the Board of Directors, the powers and duties of the Association in regards to taxes, rules, elections, managers, public functions, legal and accounting services and so on. It covers every aspect of our lives at Sun Lakes. You would be amazed at the items listed, such as, animals, signs, drainage, owners obligations, landscaping, and so on. It describes everything that might happen at Sun Lakes, who can do what and what are the restrictions. It covers the owner's rights and the Association's rights. If you have not read or at least scanned the C C & R's, you have no right to complain or urge changes when you do not know the reason some rules and regulations are in place. Usually a copy of the C C & Rs book is given to each new homeowner. The book is probably placed in a drawer and forgotten forever. Is this important in our lives? I believe it is. When you moved to Sun Lakes Country Club, you did not move into a neighborhood in the city of Riverside, Los Angeles, or Palm Springs. You moved into a COMMON-INTEREST SENIOR GATED COMMUNITY, in which you are part owner of everything in the common areas. In most aspects of your life at Sun Lakes, there are rules and regulations governing what you can do and how you should do it. Most of the time, the occasion has a dollar sign attached to it. It is your money. Are you interested where the funds come from, is the project worthwhile or needed? We have assumed special obligations when we move into a community such as Sun Lakes. You wouldn't purchase an automobile and not take care of it after you spend more than $30,000 or $40,000, would you? Why are there so many residing at Sun Lakes who are totally unconcerned about our well being? Next month we will review the DAVIS-STIRLING COMMON INTEREST DEVELOPMENT ACT, our rules and regulations and how our community is governed and why our destiny is in your hands. If this seems dull and boring, remember you live by this every day.
