4 | OHCC LIVING | OCTOBER 2021 | GM's Message By Wendy Panizza I am pleased to announce staffing updates at the HOA office. Ann-Marie Beam has been hired as our new Website Administrator, and is currently being trained on that position, in addition to a myriad of other administrative duties at the HOA. Ann sits at the front of the HOA office, and is happy to also help with answering phone calls and assisting walk-in residents. We realize we have quite a number and variety of documents to post, and will work with Ann to get the website up to date with OHCC news and information. I'm also happy to introduce Carrie Abongan, our new Office Manager! Carrie worked in the real estate and HOA industries, and comes to us with lots of supervisory experience. She's served various administrative and executive assistant positions at the City of Oceanside attorney's office, and assisted judges at the Vista courthouse. Please join me in welcoming both Ann and Carrie to the HOA on- site team for Ocean Hills Country Club. Our golf course renovation project continues. You may have noticed that lots of irrigation pipes are being put in the ground now, and we expect approximately 80 percent completion of the original portion of the project once the front nine irrigation and grassing is completed. We're currently working on the lake construction schedule, and hope to have that and a revised payment schedule that includes the lake portion of the project, from the contractor, in the very near future. The Board approved the Front Entry Project, developed by a subcommittee referred to as the 3+3, made up of three of the Community Image and Marketing Committee members and three Landscape Committee members, at a cost not to exceed $65K in August. While our main focus is the completion of the golf course, we are working with the various vendors associated with the front entry to get that project off the ground, including Moon Valley Nursery, Zuniga Tree services, and Best Sign Monuments for a beautiful new entry monument. The new monument is 16.5 feet wide, six feet tall, and 21 inches deep, and we are obtaining bids for the installation. Front entry enhancements included the removal of three giant birds of paradise, and we trimmed up the entry median to provide better visibility for community patrol. I've recently had a kick-off meeting with the principal at Strategic Community Solutions for analysis and recommendations for a Procurement System Evaluation, approved by the Board, and look forward to better defined process and control for purchasing goods and services here at OHCC. The irrigation system evaluation continues. Golf Irrigation Consultants are reprogramming the Toro Lynx System, assisting in training Douglas on the intricacies of that system, and performing repair and maintenance on the irrigation system itself. We've already seen substantial improvements and look forward to having a reliable and efficient system for all common areas and front yards of the Villages. We've received a few comments regarding the HVAC system at the Clubhouse. That system has always had filters in place but we do recognize that at least some of the aging systems need replacing. Maintenance Director Greg Johnson is working with vendors to obtain proposals, and we'll likely call a meeting of the HVAC ad hoc committee in the near future. Work continues on replacement of the Cox Cable pedestals, light poles repair and maintenance, painting of common area walls, the HOA office, and front and back guardhouses, and a variety of landscape maintenance projects. We remain short-staffed in our maintenance division and hope to fill those two positions in the near future. As always, we wish you all the best, and remain at your service.
