Our Keystone Pacific Management Company continues to search for a General Manager for our Association. As more details become available, notices will be sent out to Residents through Eblasts and posted notices in the mailroom. (There is a link on the SoleraOVG website to sign up for Eblasts.) Our new Communications/Technology Advisory Committee is working to develop additional ways to communicate information to Residents. In addition to our need for a new General Manager, our Recreation Director Kim Little is retiring on November 1st. During her 10+ years at Solera, Kim was responsible for organizing many Solera excursions and events and worked closely with the RAAC to help make their activities successful. Kim was also responsible for hiring and supervising the Clubhouse Monitors, coordinating club and group functions and maintaining the clubhouse calendar, overseeing repairs and maintenance of clubhouse and recreational facilities, decorating the clubhouse for seasonal changes and holidays after the departure of our Decorating Committee, and pitching in wherever else she was needed. We wish Kim much happiness in her retirement. The holiday season continues to bring many activities to our community. Hopefully, our new Residents will get involved in the many activities put on by our RAAC, Clubs and Groups. We have had over 80 new residents in the past 14 months. Our Welcome Committee has held three Welcome Events in the last two months with over 45 new residents attending. We had representatives from over 35 Clubs and Groups at these events to show off their activities and encourage new Residents to join them. At each event there was a presentation about 'Living in an HOA' which provided an opportunity for new Residents to learn how a Homeowner Association operates. Some areas that are discussed during the presentation include an overview of our governing documents, a review of our financials and the duties and responsibilities of the Board of Directors. Attending our monthly Open Session Board Meetings is another way Residents can stay in touch with what is happening in our community. The Davis-Stirling Act provides the Civil Code for California HOA's. In addition, the Board must follow all the City, State and Federal Laws. Our CC&R's create an interlocking relationship binding all of the owners to one another and to our Association for the purposes of maintaining, governing and funding our Community. Our Open Session Board Meetings fall under the Open Meeting Act which requires that Boards do most business with Members present. Members attend the meetings as observers which is sometimes confusing to Members as they listen to discussions from Board members. However, at the beginning of each meeting there is an opportunity during Open Forum for Members to talk about any concerns they want to bring before the Board. Several years ago, the Board adopted a policy of reopening Open Forum for Members to talk during Agenda items which allows the Board to gather additional input from Members as the Board makes various decisions for our Association. The Board of Directors are thankful for the opportunity to serve our community and wish everyone a Happy Thanksgiving. HOA NEWS | LIFE IN SOLERA | NOVEMBER 2021 | 3 FROM THE BOARD By Pat King
