8 FOUR SEASONS BREEZE | DECEMBER 2021 Sun Lakes residents have reached out to Four Seasons and other communities regarding the proposed warehouse project behind the Albertsons' Shopping Center. There is a large group of Sun Lakes residents who are opposing the warehouse project and convinced the Banning Planning Commission at their Oct. 19, meeting to delay approval of this project. The current proposal is for over 600,000 square feet of warehouse space with some retail in the front. This is right across from the main gate of Sun Lakes, and some estimates have over 200 trucks per day entering or exiting the 10 Freeway. Really, maybe 200 trucks a day on Highland Springs Avenue or Sun Lakes Boulevard! Those of us at Four Seasons who travel on Highland Springs know how heavy traffic is already, and to add a large amount of trucks coming and going in that traffic corridor is unbelievable. The Sun Lakes Action Group met at Sun Lakes on Oct. 26. Over 400 people attended the "action meeting" to plan how to approach the Banning City Council, Banning Planning Commission, and other elected or appointed officials. About 40 to 50 Four Seasons residents were present at the meeting to support the Sun Lakes group (now called the Pass Area Action Group) opposing the large warehouse project. The two primary points of contention are the amount of truck traffic added to an already congested Highland Springs going to and from the freeway and health concerns for seniors living in the communities of Sun Lakes with 3,327 homes, Four Seasons with 1,853 homes, and The Lakes Assisted Living and Memory Care nearby. A Traffic Impact Analysis was conducted, but it appears to be drastically flawed as it was done during the COVID-19 pandemic. The Traffic Impact Analysis shows no impact. Anyone who uses Highland Springs Avenue going to the freeway knows that traffic is already heavy and intersections are blocked on occasion — and that's without any additional truck traffic, which will affect the quality of life of residents in the area of the warehouse project from emissions of traveling and idling diesel trucks 24 hours a day, seven days a week.
