4 SOLERA DIAMOND VALLEY | JANUARY 2022 LODGE REPAIRS As everyone can see the repairs on The Lodge have begun. As of this writing, the roof repairs have been completed, and the stucco repairs are well underway. In the process of their working on the stucco, EmpireWorks has discovered that the metal work (Beauty Metal) on the very bottom of The Lodge has rusted over time. This is due to the mulch being pushed up against The Lodge and the rain runoff from the roof. The mulch thus retains the moisture. This galvanized metal stripping will be replaced at a cost of $51,200. If the gutters had been installed when The Lodge was built, this problem could have been avoided. The landscaping company will be made aware and monitored to avoid this problem in the future. Gutters are scheduled to be installed during December at cost of $17,556. Part of this cost was included in the original bid. The gutters will encompass the entire Lodge. Once the Beauty Metal work and the gutters are installed, the painting of The Lodge and pool building will begin. The gutters will be painted to match the color of The Lodge. The colors that the board has selected, are visible on the left side front of The Lodge and on the east side of the pool building. The 14 coping stones on the spas and pool will be replaced during the month of December at a cost of $10,507. The cost of the coping repair is a regular reserve item, and not litigation cost. Depending on the weather, these projects should be completed by February. We should be receiving the invoices from EmpireWorks in the very near future.
