By the time this article is printed, the new year of 2022 will be one month old… so Happy New Year to all and my wish for all to live safe and well. The financial report for the month of December, 2021, was reviewed by the Treasurer of the Master Board and this report is based solely upon my review and analysis of the data shown as the Executive Finance Committee has not met as of this writing. December represents the three-quarter mark of our fiscal year of 2021-2022. Revenue for the month is below projections by $2,400, mainly due to less interest income from our investments and less income from clubhouse rentals, clean up fees, and Clubhouse services. Expenses for the month were lower than projected by $27,000, with the majority of the variance deriving from common area landscaping and golf course water cost and contracted staffing costs. Surplus for the month is $30,500. Year-to-date over-budget items remain as in past months for multi-peril insurance costs, emergency and contracted tree services, common area sprinkler repairs, pool supplies (chlorine costs have skyrocketed), recreation programs, bus service and utilities costs for the clubhouse. Year-to-date under-budget items are due mostly to water savings and contracted staffing costs due to vacancies and OHCC's allocation of the PPP loan forgiveness to Keystone Pacific. We have less income of about $12,000 and reduced expenses of $348,000 for a difference from budget of $336,000 and an actual surplus of $135,000 compared to a budgeted loss of ($202,000.) Overall, our revenue is about as expected and our expenses are 5.79% below our prediction year-to-date. Most of those savings, as mentioned before, are due to less water costs for irrigation and less staffing costs. The financial condition of the Association is healthy as of this report. The reality, moving forward, is that inflation is real and is impacting the costs of all of our goods and services. This topic is one of the major concerns of the Budget and Finance Advisory Committee as is our contributions to reserves and the percent funded of our reserves. The BFAC has met several times and is analyzing every item of costs in our budget as well as the reserve study completed recently. The goal of the BFAC remains to ensure that the quality of services and maintenance of our great community is secured with the least amount of increase in our monthly dues. Four straight years of no increase in assessments was a tremendous feat and was commendable. However, with the impact of current inflationary pressures, and with the pressures to keep our reserves funded to an acceptable level, the committee will be severely hampered and challenged to not recommend an increase in monthly assessments.
