| LIFE IN SOLERA | APRIL 2022 | 11 HOME IMPROVEMENT APPLICATION PROCESS Fill out the application in detail: Include diagrams of your project to aid in the process. Photos of the project are very helpful. Note that Neighbor Awareness is required. A neighbor can be defined as being three doors in either direction as well as in front or directly behind your home. (This is not neighbor approval.) Hand in your application: The DRC meets the first and third Tuesday of each month. Applications handed in by Friday noon will be on the Tuesday meeting agenda. Each application is presented to the committee of five members. Residents can be present for their application review, especially if the application is quite detailed. Usually residents are not present. The committee reviews the application and discusses it. If the application is 'in order,' the committee gives the homeowner 'Full Approval' and the homeowner can proceed immediately. If there are concerns, the committee deems the homeowner's application 'Approved with Stipulation.' Stipulations could be related to electrical, drainage, tree size, etc. In essence, it is a reminder to adhere to the DRC Guidelines. If something is not in accordance with DRC Guidelines or additional details are needed, 'Pending Additional Information' is given and the homeowner is told the reason/s why the project cannot proceed as described. The majority of the committee is the ruling of the committee. The homeowner is sent a letter and the permit, if the permit has been approved. If the improvement is denied or needs more information, the homeowner will receive a call from the office staff. Letters and permits are usually sent within three days of the meeting. The homeowner must post the permit in the garage window. The permit is good for one year. When the project is completed, the homeowner must return the permit to the office. Within 30 days of the permit being returned, a DRC member will inspect the project to confirm the project was completed as described. We welcome Alice Hermanson and Marie Magdaleno onto the Decorating Committee. As you visit the Clubhouse, take a look at the decorations as these ladies will be working hard to keep our Clubhouse decorated beautifully. Please respect their hard work by leaving the decorations untouched. Thank you, Alice and Marie! Design Review Committee Decorating Committee April 27 is the date for our "Social Gathering" and "Living in a HOA" presentation, hosted by the ambassadors of the New Resident Welcome Advisory Committee. This event is intended for our new residents who moved to Solera from Oct. 1, 2021, through March 31, 2022. However, all residents are invited to attend. We will have light refreshments and we invite a representative from each club/group to attend and answer questions about their activities. The new residents from the above time-period will receive an invitation in the mail. Please RSVP regrets only. We welcomed a new landscape company, Park West Landscape, in February and now, beginning April 1, we are welcoming a new security company, Southwest Security. Keeping our common area property beautiful and trim, in addition to keeping our property and residents secure and safe is important to everyone. If this has not been announced by now, a Driving Awareness Campaign is in the developmental stage; at the time this article was written, the first event is in process, with the hopes of having the first event. We want to make all residents and their guests aware of the dangers of not stopping at all stop signs. Speeding down our streets is also a danger to everyone. The event is planned to have some fun, while talking to the experts and understanding the difference between driving when we are in our 40s and 50s compared to driving in our 70s and 80s. We hope that when this event is announced, everyone will stop by and participate in the fun. Again, please stop by and meet our new residents on Wed., April 27 at 6 pm. Are the numbers faded? If so, replace the numbers or use a sharpie to make the numbers easily seen. Are the numbers illuminated? If not, replace the two bulbs. Bulbs are automotive bulb replacements, and can be found online or at the local hardware stores. Call the office for more info. Do you have a corner lot? Do drivers have a clear line of sight from the stop sign in both directions? Many drivers have to inch out into the intersection to check for oncoming cars or pedestrians; there could be a problem with overgrown greenery at some stop signs. Have the gardener trim your greenery so drivers can see easily in both directions. SAFETY REMINDERS
