| OHCC LIVING | JUNE 2022 | 3 President's Message By Greg Kusiak, President (2021-2022), Board of Directors We have been through May Gray and now move into June Gloom. It's very entertaining to watch and listen to San Diegans about the weather. Despite a near-perfect climate, we manage to focus sometimes on its supposed imperfections. As a native Midwesterner married to a Briton, most of the time we look out the window and say Wow! Another glorious day in paradise! Much the same can be said about Ocean Hills Country Club. We are struggling to grow-in our golf course grass and build our lake, we have an Abbey Rents tent on our lanai and most of the red apple has died. But we will get past these gray days here and there. In the meantime, we have beautiful facilities, excellent staff, sound finances, great activities, helpful neighbors and outstanding property values with shared roof homes selling for well over a million dollars! And did I mention that the Padres are flirting with first place even without Fernando Tatis, Jr.? With whom would we seriously want to trade places? We continue to wait on the City of Oceanside to begin creating our lake. As you might guess, they don't get a lake application every day, and there are many potential questions regarding safety, water quality, drainage, etc. We hope that by the time you read this, we are digging, but our crystal ball is still a bit cloudy as I am writing. In the meantime, we are watching grass grow. I have made jokes my entire life about the non-excitement of doing just that, and it is hard to believe how much emotional investment I suddenly have in each little patch of brown turning green. The booster pumps at the Clubhouse are doing their job well, and all watering is now occurring at night as will be the case when the course is reopened. We have contracted for the installation of the electrical service. The pandemic, supply chain issues and painful inflation have all taken their toll on both our timing and our costs. Certain hardware components of the work may take more than six months to obtain, and costs have escalated approximately $300,000 since our earlier projections were made. In order to realize the benefits of the well (particularly with severe drought restrictions on the horizon) we are evaluating the use of a generator to provide electricity in the interim. Initial estimates indicate that the generator would be cheaper than continued use of City of Oceanside water. The Board met in an executive session on April 18 to discuss contract and legal matters and review a delinquency and took the following actions: • Approved the Minutes of the meeting on March 28 • Approved the use of a temporary services agency as necessary to fill vacant maintenance positions • Reviewed a delinquency to be voted on during the Regular Meeting on April 21 The Board met in its Regular Monthly Session on April 21 and took the following actions: • Approved the Minutes of the Regular Meeting on March 17 and the Special Meeting on March 28 • Approved the Report of the Executive Finance Committee for March 23, 2022 • Accepted the abbreviated Financials for February 2022 • Approved fund transfers exceeding $10,000 • Authorized proceeding with foreclosure on Separate Interest account #1216058111 • Authorized the distribution of proposed rule changes relating to Architectural Review Committee and Citation Review Committee hearings and procedures • Authorized the distribution of proposed rule changes relating to blue deck shades • Approved a proposed rule change relating to entrance gates and authorized it for distribution • Approved a proposed rule change relating to gazebos, umbrellas and shade canopies and authorized it for distribution • Received the minutes of the Construction Team Meetings for posting on the OHCC website • Affirmed the discontinuance of the current emergency monitoring system effective March 31, 2023 • Accepted a resignation from Bradley Davidson from the RV Lot Committee and appointed Christon Butler to fill the vacancy • Appointed Directors Goldwasser, Fisher and Lopez to the Lanai Committee Continued on following page
