The financials for the month of June 2022 have not been reviewed by the Executive Finance Committee. The information presented in this report is based upon my analysis of the preliminary draft statements. June is the third month of the new fiscal year 2022-2023. Revenue was below projections by $4,600 mainly due to accruals for bad debt, less revenue for architectural fees, Clubhouse services and rental, tenant transfer fees and less interest income from our investments. Expenses for the month were over projections by approximately <$62,000>, mainly due to water costs for common area landscaping and the golf course, and contracted tree services. The actual deficit for the month is <$119,000.> Year-to-date income is below budget by <$5,800> while expenses are above budget by <$70,400> resulting in a net difference from budget of <$76,200> with an actual loss of <$179,700> compared to a budgeted loss of <$103,400.> Despite the higher than anticipated loss for the month of June, the state of the Association's finances is sound and stable. Costs for most expenditures have increased so far this year and although the current fiscal year's budget anticipated some of these increases, only time will determine the accuracy of our prognostications. Recent developments with some of our vendors have presented some additional cost challenges. Increased costs of labor, for example, for employers to retain current staffing levels, has caused some of our larger vendors to open conversations with the Association for cost adjustments to current and pending contracts. Keystone Pacific, our management company, has filled our new permanent General Manager position with the hiring of Gloria Todisco. Gloria started her job at OHCC on July 7. Gloria brings a wealth of HOA management experience with her to OHCC. The Master Board as well as staff look forward to working with Gloria and taking advantage of her vast experience. I want to personally thank Karen Thompson, our interim General Manager, for her patience and guidance during this transition. Karen's demeanor and steadfastness have been an asset to the management team. She has been a joy with which to work these past months. CPS recommends residents provide the following emergency medical information in an envelope marked in bold letters "EMERGENCY MEDICAL INFORMATION" and attach it to the front of the refrigerator: • Full name • Birth date • Current medications • Allergies (list serious allergies first as well as allergies to materials first responders may use such as "latex") • Chronic medical conditions (i.e., diabetes, heart disease, high blood pressure and epilepsy) • Emergency contact names and phone numbers • NEVER list your Social Security Number Regardless of your age or the number of occupants in your home, this life saving information should be readily available for first responders to access in order to provide the emergency care you need. On a separate note, a resident contacted me regarding those walking the loop on Leisure Village Way who congregate in the pedestrian lane. This resident asked that I relay to the community that if residents do congregate and stop to socialize, please first step into a safe area, leaving the pedestrian walkway open. This would allow other walkers to pass without walking into the vehicle lane. This is a safety issue, so please be considerate and allow fellow walkers to enjoy their walks safely.
