| OHCC LIVING | AUGUST 2022 | 7 Golf Course Renovation Report We have been asked to supply more information on this project recently. We sent out an email blast in mid-July with the major developments on this renovation. This article will supply more detail to better illustrate all the moving parts it takes to grow in grass on a newly renovated golf course. TURF: Jon Cancel has been pushing the turf to promote sufficient growth to open the course as soon as possible. OCLM just obtained the seed they needed the week of July 4th due to shortages in the supply chain for materials. Some of these actions include spraying fertilizer on greens, spraying preventive insecticide on greens for summer, edging sprinkler heads around greens, top dressing holes on greens by hand and using level lawn to flatten, mowing tees and fairways on Mondays & Fridays, mowing rough once a week, seeding the greens in bare spots with Bent Grass, seeding the areas just off the collars with Bermuda Grass, spraying fertilizer & PGR on tees, fairways and greens. They recently rolled the greens as well and spiked them for more aeration at the same time. At this rate of growth, it looks promising that we can open the front 9 in September. The turf on the back 9 has caught up with the front 9 because it was planted in March in warmer conditions. However, if we open the front 9 in September, we probably will not open the back 9 at the same time. There are still some construction hazards that remain including some drop-offs that are there whether Candyl is excavating the lake or not. Roping off those areas still appears too risky for our golfers. We will update this information by email blasts as we get closer to opening. IRRIGATION: There are over 400 independent sprinkler heads that must be programmed individually into the central computer. This requires accurate as-built drawings in order to properly identify each head by number. Each of these are programmed into the central computer to run at a specific time, for an appropriate length of time on each run, on different days. Those drawings were supplied at the end of June which allowed Hunter to finally program the computer. We had several problems with our new booster pump recently. We were experiencing faults with the pumps which would cut off the sprinklers. OCLM, Candyl Golf and Precision Pump have been correcting these faults, the results of which are the faults have stopped. The system is now functioning approximately as designed. We are told by our consultants that it takes time to dial-in an automated system similar to ours. Our own Maintenance Director, John Manley, will connect the 24 stub-outs that irrigate the landscaped areas of the golf course. The HOA purchased the fusing machine needed to fuse this HDPE pipe which we will use for our future maintenance as well. He will do that as soon as he receives the other parts. That will allow us to irrigate the landscaped area around the course that was shut off during installation of our irrigation system. LAKE PERMIT: Candyl Golf and Pacific Aquascape, with help from VDLA, agreed with the City of Oceanside the week of July 4th on which documents are required for a permit to construct the lake. Candyl Golf is preparing those for submittal soon. The City will review those and comment on them, which will require some adjustments by Candyl and Pacific Aquascape. We will notify you when the City grants the permit. After receipt of the permit, Candyl states the lake construction will take 55 days. We should get an updated construction schedule in another week. ELECTRIC SERVICE: We received a signed contract with Bergelectric on July 11. They are a large, professional contractor who will supply the very large electrical service for our lake pumps and well pumps as well. They agreed with us on Monday to our terms and delivered their conduit and other material July 15. That is a good start to complete this large job as soon as possible. By the time you receive this on Aug. 1 you will have already received an email blast with the major elements on the renovation. I mentioned that we should be able to open the front 9 in September. The Recreation Department is also planning a "Concert On The Green" on the front 9 on Oct. 15. We will keep you informed on the developments in as timely a manner as possible.
