| OHCC LIVING | SEPTEMBER 2022 | 7 Golf Course Renovation Report I have been writing these articles for about three years. In the early years I gave dates that were given to us by our contractor Candyl Golf. Because those dates were not met, I stopped including dates in these articles. However, people feel like they would like to have more information on this project because it has run so far over the projected finish date. In this article, I will include the most recent construction dates provided to us by Candyl Golf for the golf course and Berg Electric for the completion of our electric service. Candyl Golf projects the lake permitting to be completed by 12/5/22, and lake construction by 2/22/23. Berg Electric projects their project duration to be 7/12/22 to 8/7/23, with their permitting to be complete by 11/15/22. The intention is for Berg to complete the wiring between the lake pumps and the well pump by the time the lake is completed in February. This would make it possible to hook up the lake and well pumps to a diesel generator. We could then fill the lake and irrigate the golf course with our own well water. This eliminates the need for fresh water to irrigate our course. The needed conduit and cable for the run from Leisure Village Way to the lake pumps can be done in a timely manner, however, the switch gear needed to connect the transformer to supply our power is the long lead-time item. That is expected by August of 2023. That is why we will try to use temporary power supplying our own well water rather than fresh water from 2/22/23 to 8/19/23. If that option proves not to be viable, we can irrigate the whole course with our current booster pump utilizing fresh water if we have to irrigate that way. However, we would prefer to use our own well water for good reason. The supply chain shortages are severe in the electrical industry, so we will have to plan our way around them. As you all know, water supplies are down in some areas which could cause water restrictions in the near future. For that reason, we would like to use our own well water, if at all possible, by whatever means we have available. That is why I discussed the temporary power option. Our Superintendent, Jon Cancel, is currently seeding and sodding all of the bare spots on our greens that you see today. The Bent Grass sod will be here by Aug. 22 to enable Jon to complete the application of sod to those spots. We should still be able to open the front 9 in September, but perhaps not on the first of the month. The course is looking good, the fairways are mowed at one height, the rough at another height, the collars at another, and the greens and tees at another, like they are supposed to be. It is looking like it is ready to play. The contractors are still working out some issues on the irrigation system trying to identify all the sprinkler heads on the as-built drawings which are not 100% correct as yet, but should be by September. Remember, as I stated before, all of the individual sprinkler heads, which number nearly 500, have to be programmed individually into the central computer in order to run at the appropriate times. Those final programming changes are being made now. I realize the danger of giving out dates for the construction schedule, given our contractor's dismal record of achieving them, or not achieving them. However, you need to know what is the planned completion time table. We are still planning to open the front 9 in September. Please remember this is a construction schedule provided by Candyl Golf and Bergelectric, it is not a promise from either the Golf Renovation Committee or the Master Board. However, we will push the contractors with every resource at our disposal to make it happen. We all appreciate your support and patience during these unprecedented construction delays and contractor performance issues. We are going to achieve all of the design objectives on the golf course, which will give us a first-class course for the next 35 years. We will still have to fight through many issues of material shortages and contractor performance, but we have a good team in place to accomplish our original objectives. As Steven Covey, the famous time-management expert, used to state "start with the end in mind." We did that by designing, a properly irrigated golf course, properly designed greens, tees, and bunkers, an easier golf course to maintain, and safer for our golfers with an average age of 76 to play. We are protecting our principal asset by bringing it up to 2022-2023 standards. That benefits our entire community. Again, thank you for your support and we will keep you informed.
