First, I would like to take this opportunity to thank my colleagues on the Board and the HOA staff for their support and guidance during my 14 month tenure on the Board. I have learned a great deal about the affairs of our association and have enjoyed my experience as Treasurer. I especially would like to thank Sylvia Kljajic for her dedication and thoroughness in handling the day-to-day finances for our association. We are truly in "good hands" with Sylvia and her attention to details and monitoring of every penny spent. Thank you is simply not grandiose enough to express my gratitude for her efforts. I want to express my sincere thank you to each member of the Board for their service and dedication to our great community. There are many challenges in the days ahead and I am confident that our community will weather any storm as we move forward under the commitment of this Board. The financials for the month of July 2022 have not been reviewed by the Executive Finance Committee as of this date and the information presented in this report are based solely upon my analysis of the preliminary financial reports. July is the fourth month of the new fiscal year 2022-2023. Revenue was above projections by $3,100 mainly due to Clubhouse services and rental and more interest income from our investments! Expenses for the month were over projections by approximately <$31,000>, mainly due to water costs for the golf course, common area emergency tree service, recreation programs, licenses and fees, and contracted staffing costs for protective services. The actual deficit for the month is <$102,400.> Year-to-date income is below budget by <$2,700> while expenses are above budget by <$102,300> resulting in a net difference from budget of <$105,000> with an actual loss of <$282,000> compared to a budgeted loss of <$177,000.> Despite the higher than anticipated loss for the month of July, the state of the Association's finances is sound and stable. Costs for most expenditures have increased so far this year and cost for watering the golf course during this critical grow-in period and delays in the completion of the project have placed an additional burden to the overall budget. Increased costs of labor, for example, for employers to retain current staffing levels, has required the Association to renegotiate cost adjustments to current and pending contracts. If the driver is unable to provide a valid license, they will be directed to make a U-turn around the Front Gate guard house and park in front until they can produce their driver's license. If they are unable to produce a valid driver's license, the visitor can choose to walk into the community or arrange for the resident to pick up the visitor at the Front Gate. Please note there is a two-hour time limit for parking at the Front Gate before the vehicle will be towed at the owner's expense. In addition to entering visitors' names online at www.ohccgate. com, residents may also call the Front Gate to request visitors be entered into their Dwelling Live profile. It is not necessary to wait until the day of their arrival to add them to your guest list. If a guest, contractor or service provider arrives at the Front Gate for access and they are not on a resident's guest list, a CPS officer may call the resident to confirm that the guest is authorized to access the community. However, if there is a long line at the Front Gate, the guest will be directed to make a U-turn and park in front of the guardhouse. The guest must contact the resident to request that they call the guard house in order that access be granted.
