10 | Four Seasons Hemet Herald | OCTOBER 2022 | Facilities Committee Your Facilities Committee is a team of residents who enjoy, value, and regard this adult community. The committee is made up of everyday men and women who take an interest in the well being and safe protection of our friendly neighbors. This is the bedrock devotion of each member. We team up in pairs of two and perform monthly inspections to determine the condition of everything, except landscape, within the confines of Four Seasons. All items inspected that do not meet good standards are recommended for action to repair, replace, or recondition. These recommendations are forwarded to the Board of Directors (BOD) for further action. We endeavor to keep our neighborhood in pristine and safe condition. Recent projects the committee has taken action on are: 1. Update and restore the tennis and pickleball courts 2. Construct a cover to protect and preserve pool equipment from severe sun exposure 3. Recommend the installation of solar panels on The Lodge roof 4. Recondition faded, and or, unsightly street signs The committee is ever vigilant in keeping all costs to a minimum. We strive to "get the best bang" for your buck. We understand the value of our dollars and seek to be wise in expenditures in maintaining an excellent and beautiful community in which we can all be pleased to call home. We welcome and encourage comments pertaining to the betterment of our community. You can submit a written concern or you can speak during a bi-monthly meeting. A committee member can speak on your behalf if you prefer. Speak to any committee member and your interest will be vocalized to the full membership. Occasionally an opening will occur on the committee. Anybody interested in volunteering on the Facilities Committee can submit an application to join the team. Obtain a form from the front desk in The Lodge. Thank you for supporting your Facilities Committee with your concerns, suggestions, and opinions. It causes us to be better members, and in turn, creates a better place in which to live. Be Safe, Be Smart & Investigate The topic for this month is homeowner's safety and protection. Did you know that the state of California has an agency in place to assist homeowners with most problems that arise from their construction or renovation projects? The agency is the California State Licensing Board (CSLB), which regulates the licensing and enforcement for all licensed contractors and has an enforcement division that concerns itself with violations by licensed and unlicensed contractors. As a past investigator for a contractor's board investigating several thousands of homeowner complaints, the homeowner would be wise to check their contractor's credentials with the (CSLB) before hiring a contractor. We want you to remain as safe as possible and having unlicensed contractors on your property may not be a wise decision. The State agency's web site is CSLB.CA.GOV. Currently the state of California requires a contractor to be licensed if the project cost is $500 or more, which includes the cost of the material. Contractors must have workman's compensation in place if they have employees, as well as having a Surety Bond through a licensed Surety company approved by the state of California. These requirements protect the homeowner should an issue arise. Another issue that is quite common, is when a contractor who holds a particular license performs work that is outside the scope of their license. That being said, even though they are licensed by the state, they may not be properly licensed for the work that they plan to perform at your residence and that would be classified as a "licensed" violation. Another common issue that arises is when the contractor requires the homeowner for more than a 10 percent upfront deposit. Per the state of California, a contractor should not require more than the 10 percent up front, or they could be in violation of CSLB regulations. Also, the homeowner has three business days to cancel their contract. Remember, it is your home and you can hire the person of your choosing; however, hiring a contractor, licensed by the state of California, provides protection and recourse for you, the homeowner, should construction projects not go as planned. Be sure to check out the (CSLB) because there is a lot of useful information on their website.
