To start the ARC application process, a resident needs to formulate a plan of the improvements to their property. Improvements include a number of items, including solar panel installation, painting, tree removal, tree planting, grass removal, installation of artificial turf or any project that will change the look of the property, as it currently exists. To begin your project, familiarize yourself with the Architectural Standards and Regulations. The current revisions can be found at https://Four Seasons Hemet (connectresident.com). Create an account and password in order to sign in to the web site. Once you have signed in and your address is in the left hand corner at the top of the page, scroll to the bottom of the page and click on "architectural documents" on the bottom right side of the page. Download the documents to your PC. To fill out the documents click on "add text" at the top of the page and drag the box to where you want to add text. Type inside the box to complete your text. Save your documents after each input so no information is lost. Formulate your plan. In the case of landscape issues, draw the plan on graph paper or a computer program designed for plot layout. Add all the property dimensions, plant type, size, locations, etc. so the committee can see what the property will look like upon completion. Scan your plot plan into your computer. The number one rejection of an ARC application is incomplete information. When completed, email all your documents to maria.donti@fsresidential.com. Your documents can also be printed and delivered to the Lodge. If you need assistance with your project plans and forms, you may schedule an appointment with Maria and she should be able to point you in the correct direction to complete your project. You may begin your project after you receive your approval letter, but keep in mind you may need city permits to complete your work. Upon completion, return to the website and download exhibit C. Complete the form and email to maria.donti@fsresidential.com along with pictures of your completed project. Your exhibit C can also be printed and delivered to the Lodge. Upon receipt of your exhibit C, members of the ARC committee will visit your site and verify the project has been completed as input and approved. If approved, you will receive a notice in the mail indicating your project has been completed. Should your project be disapproved, you will receive a letter stating the reasons for disapproval. Disapproval is usually the result of the project not being completed per the plan that was originally input. Correct the discrepancies and resubmit your exhibit C for approval. Once approved, you will receive your approval notice in the mail and your project will be complete. A note to all residents who use a Mac. The process is a little different as the documents must be opened in Google Docs. 10 | Four Seasons Hemet Herald | NOVEMBER 2022 | Facilities Committee The Facilities Committee strives to be responsive to all requests from residents for community improvements. At the same time, our primary responsibility is to make sure all of the common areas are well maintained. When a problem is discovered in our monthly inspections, the committee is alerted at the next meeting. If possible, Tim Gross (our maintenance man), jumps on it and most often is able to solve the problem. If not, one of our outside vendors is scheduled to provide a solution. Quotes for the repairs are sometimes called for from several sources if the project warrants it. If approved by the committee, the recommendation is sent to the Board for their review and approval or rejection for more information or more quotes. One recommendation that came from residents recently was adding two additional park benches; one on World Cup and one on Four Seasons. After review of multiple options, the committee approved the final choice and sent the information to the Board for their consideration. The Board did approve the project and the benches are scheduled to be installed by years end. On a larger project note, the solar project for the Lodge was formally approved and installation is proceeding. This will be of considerable help as everyone's energy costs are escalating. Also, the tennis courts/pickleball courts were recently renovated with the project completion in October. Fences painted, windscreens replaced, resurfaced courts and new nets bring the courts to top notch condition. If you have a concern or suggestion for the committee, please fill out a request form at the front desk of the Lodge and it will be discussed at the next meeting (we meet twice a month).
