SOLERA DIAMOND VALLEY | DECEMBER 2022 3 Board Message By Robert Vise, Board President This is the next installment of information of our Governing Documents. Rules & Regulations serve only as a supplement to the Association's existing Governing Documents. Information below is not all-inclusive list of rules, regulations, and responsibilities of every homeowner. I will provide keys points. All information is on the SDV website under Governing Documents Section IV: RESIDENT MEMBERSHIP CARD, FEES, &GUESTS 4.1 Membership Card: 4.1.1 Concept – Ownership of a residence within the Association entitles the Owner to full use of all Association facilities & to priority use over guests & other authorized visitors. 4.1.2 One Residence/One Membership – There is only one membership for each residence owned. While all Owners, or Co- Owners, have authorized facility use privileges, resident membership cards will only be issued for each qualifying resident & qualified permanent resident. 4.1.3 Rentals – When leasing residential property, the Owner continues to pay the annual Association Assessment, but may not use Association facilities. The Owner must temporarily surrender his/her resident membership card(s) to the Management Office for the duration of the lease, as well as provide a copy of the lease. The lease must be for a minimum of 6 months. The renters may then request a supplemental membership card, subject to a reasonable administration fee. 4.1.4 Membership Transfer – The right to a resident membership card is based upon occupancy of a residence. When buying a residence, the new owner may be required to pay a membership transfer fee for the purpose of establishing a new membership account. 4.1.5 Non-Transferable Cards – Cards are not transferable & cannot be loaned. 4.1.6 Facility Access - All Members must present their current resident membership card to use Association facilities & must not give access to the facility to anyone other than themselves & their guests. 4.2 Program Fees - In addition… user fees & charges will be assessed to support the cost of lifestyle programs & services such as classes, trips, & special events. The Association adheres to a "No -Refund" policy for activity programs except in instances where a program is canceled by the Association. 4.3 Guests - Guests may be sponsored by a member, subject to restrictions for health & safety. Guest use of facilities is limited to a maximum of four guests per residence & guests must remain in the company of the host Member at all times. Guest registration & participation in Association Lifestyle programs will be open & made available to Member's guests two weeks after community Member registration opening, pending space availability. Guests must be accompanied by residents at all times & are expected to adhere to all rules & regulations. December brings a nip in the air, along with our fabulous winter festivities. We will be hosting our Annual Jingle and Mingle Potluck. All attendees are welcome to bring their favorite appetizers and desserts to share. We will be serving complimentary mulled wine and coffee with Baileys. I would like to encourage any resident who would like to share their holiday décor to sign up for our Holiday Home Tour. Get in the holiday spirit by joining us at the Lodge for our Christmas Tailgate Caroling. We will begin with our traditional golf cart decorating contest in the parking lot. We will then move the festivities indoors to get in from the cold while caroling. We invite you to warm up with hot chocolate and hot cider, peppermint schnapps, and spiced rum will be available for anyone wanting to add some extra cheer to their drinks. The Annual New Year's Eve Gala will be a night to remember featuring: a delicious catered dinner, music, dancing, three signature cocktails, beer, wine, and an east coast champagne and charcuterie ball drop. Attendees will enjoy an on-site mixologist and the musical stylings of the One-2-Many band. Make sure to register early as extra seating cannot be added for this event. If you have registered, make sure to stop by the Concierge desk to register for your reserved seat and choice of chicken marsala or pork tenderloin for dinner.
