I can't believe it's December already. This year has literally flown by. The Master Architectural Committee has had a busy and exciting year. We have reviewed in excess of 1,100 applications for improvements to homes or modification of landscaping. Approximately 250 applications involved repainting the exterior or trim of houses. Owners are required to paint wood trim every four years and stucco every 16 years. Approximately 200 applications involved installing, removing, or replacing patio covers. Patio covers should have a 5 foot setback from any property line and cannot be enclosed. Approximately 300 applications involved installing artificial turf or re-landscaping front or backyards to make them more drought tolerant or removing or replacing trees that had grown so big as to create a safety hazard. Our Rules and CC&Rs state the following: 1. Each lot shall have one 15-gallon or bigger tree. 2. Any drought-tolerant landscape should have a balance between hardscape (concrete, tile, rock, etc.) and softscape (grass, drought- tolerant plants, artificial turf ), a balance of 30 percent softscape and 70 percent hardscape is desired. Approximately 100 applications involved installing security lights, security cameras, solar power, or solar-powered cameras or lights. Our rules and CC&Rs require the following: 1. Security light fixtures or cameras must respect our neighbor's privacy. The cameras should not record anything beyond your own property line. 2. Security light fixtures must be under 550 lumens (40 watts or 9 LED light bulbs are usually under 550 lumens) and must be directed within a resident's property. 3. Exterior lighting shall not cause an unreasonable glare or illumination upon any other private or common area lots. Approximately 100 items involved violations of the CC&Rs or Architectural Rules or involved unapproved improvements on the homeowner's property. 1. When any home goes into escrow the exterior of the home is inspected by Planning and Compliance to ensure any and all improvements have been approved by the Architectural Committee and there are no violations of the CC&Rs or Rules. 2. Sun Lakes Planning and Compliance department has visual inspections from the street or common areas to ensure compliance with the CC&Rs and Architectural Rules. The remaining applications fell into the miscellaneous category. They included installing sheds, hot tubs, or permanent BBQs, moving the location of air conditioners, sunshades, trellis, neighbor disputes, and other items. The Master Architectural Committee reads every application submitted. Some members of the committee have driven to residences to inspect and verify the proposed improvement. Our members have devoted many hours to review the approximately 1,100 applications. We have tried to be fair and impartial in applying the Rules and Regulations and CC&Rs of Sun Lakes Country Club. We have tried to maintain the quality and the values of the homes in Sun Lakes and to help make it the number one 55+ community to live in. This is an older community, but if you visit some of the other 55+ communities in San Bernardino, Beaumont, and Riverside you will agree this is the place to live. We will be putting more emphasis on marketing and advertising the Restaurant, Lounge, and Sandwedge. Plus, the golf operation. Starting next year, we have some existing new ways to advertise what delectable delights are available from our food and beverage department as well as upcoming entertainment and special events.
