Revision to Article 17 Painting Guidelines, 30-Day Member Comment: The Architectural Control Committee amended Article 17 Painting Guidelines, 17.3.2 "Trim" to better clarify the areas trim paint color can be used. The "Paint Application" will also be amended to more clearly define stucco. The Board approved the rule amendments for 30-Day Member Comment. Members can reference the proposed rule amendments below. Sport Court Rule Amendments, 30- Day Member Comment: The Rules and Regulations Committee submitted changes to Article 3, Sports Court Rules for Board review and consideration. Tabled discussion for further review by the Racquet Club. Approval of Bocce Ball Court Wood Frame Replacement: The Bocce Ball Court has been in need of repair, since the wood frame is deteriorating and falling apart. Approved Sun-Tech Builders' proposal to replace the Bocce Court wood frame at a total cost of $6,877. Interior Holiday Décor Proposal: Management presented a proposal from Inside Plants to provide a "traditional Christmas" décor in the interior of the Clubhouse for resident enjoyment. Approved proposal at a cost not to exceed $5,610. Exterior Holiday Décor Proposal: Management presented a proposal to install holiday exterior lighting around the Clubhouse and Guard House. Approved California Christmas' proposal at a cost not to exceed $2,950. Renewal of Preventative Maintenance Agreement, The Dumbell Man: Approved renewal to service fitness room equipment at the quarterly rate option of $180 for a term of one year. The following proposed Rules and Regulations revisions were approved by the Board of Directors at the November 17, 2022 General Board Meeting for 30-Day Member Comment: New text in red. Revision to Rule 15.18 Lattice Work 15.18 Lattice Work. 15.18.1 Lattice Work. Prefabricated lattice may be attached to a wrought iron backyard fence or to the front entry gate for privacy or small animal control, and may be used to screen an exterior air conditioning condenser unit, subject to prior approval from the ACC. The height is limited to the height of the wrought iron fence and if installed on the fence or within six (6) inches of the fence, it must be black in color. If it is installed on the front entry gate, the height is limited to the height of the gate and it must be the color of the gate. If it is installed to screen the outside air conditioning condenser unit, the height is limited to the height of the unit and it must either be the color of the stucco or a white selected from the White Option page. 15.18.2 If the lattice is attached to either the wrought iron backyard fence or to the front entry gate, it must be mounted on the inside of such fence or gate and fastened with "zip ties" or the equivalent that are the color of the fence or gate. Revision to Article 17 Painting Guidelines 17.3 Definitions 17.3.1 STUCCO refers to the main body of the house. 17.3.2 TRIM refers to fascia, popouts, around windows, garage door, wood trim around the garage door, caps on stucco walls, planter shelves, front door. 17.3.3 ACCENT refers to specific areas: the front door, the front wrought iron gate, and/or wood trim around the garage door. In accordance with Civil Code #4360, Rule Making Procedures, these proposed rule revisions are presented for member review. Please provide, in writing, any comments or questions you may have regarding these revisions to the Board of Directors within 30 days of this receipt.
