4 | OHCC LIVING | JANUARY 2023 | Continued from page 3 Golf Course Renovation Report The fairways on the golf course are beginning to fill in very nicely. The course is looking very good and of course that's being helped by all the rain we've been getting recently. The 17th hole has been opened-up and can be played from both the men's tees as well as the women's tees. When trying to play this hole, we cautioned everyone to please be careful about the fencing and do not try to go into that area if you lose a ball. Don't try to retrieve the ball, it's not worth the possible injuries and damage to the fencing. As of Dec. 12 of this year, the trenching has been completed to provide water to the restrooms on the 15th hole. By the time you read this article, the bathroom will also have been painted inside and out and will be in full service. We realized this was a hardship not having a bathroom on the back nine of our golf course. As you know, one of the design aims of this renovation was to add another par 4 hole on the front nine. You all know that was achieved, however, that meant there were a couple of other additions that needed to be made in order to provide enough protection for our golfers. We are now installing protective netting at the 8th tee which will protect the second green and protect the number eight ladies bench and the number six ladies bench from an errant drive on the 8th tee, which is the new par four hole. We have also planted seven podocarpus trees to help form a protective barrier to the third tee. It required some creative effort on the part of Morgan Golf & Candyl Golf to give us another par four. Remember, we are rather land-locked on our course and cannot add to the overall length. The new par four has been achieved, and the safety of our golfers has been provided for. This golf renovation project should have been completed in the fall of 2021. It is well over a year overdue at this point. We are making every effort we possibly can, to resolve the various disputes with our contractors and will continue to finish this project. It is obvious to everyone that there have been a number of contractor performance issues that we are trying to resolve. The punch list is an extensively long one and we are attempting to resolve each and every item. Please be assured that we are not paying any additional association money to the contractors until the work is completed. We are taking all the required precautions to complete the project and protect the association. By Don Lopez, Golf Course Renovation Committee Chairman The Board met in executive session Dec. 12 to review contract and legal matters and to review delinquencies and took the following actions: • Approved the minutes of the executive session meetings on Nov. 2, 11, 14 and 29 • Reviewed a homeowner request for reimbursement of expenses • Reviewed the status of the contract with Berg Electric • Reviewed the status of the golf course contract with Candyl Golf Group, Inc. • Reviewed the status of the contractual relationship with Van Dyke Landscape Architects • Approved the opening of the 17th hole for play • Reviewed issues with Keystone contract personnel • Approved preliminary engineering work for a new lanai structure • Reviewed four delinquencies for action in open session. On behalf of your Association and my family, we wish all of you a peaceful, healthy and happy 2023! Many residents are aware of the community's ongoing issues with drivers failing to stop. I wanted to inform residents what the fine is for failing to stop outside the gates of Ocean Hills. The fine for failing to stop at a stop sign outside of Ocean Hills is $268 and that is before a driver elects to attend a driver's safety or traffic course, which routinely costs $45. This additional cost brings the total to $313. Please do your part in contributing to the safety of the community and come to a complete stop at all stop signs in the community. Additionally, please remind your guests, contractors and services providers to do the same. Remember, the resident is responsible for any violations committed by their guests. Thank you. As a reminder, per OHCC rules and regulations contractors and service providers are not authorized to bring dogs or other animals onto the premises. The contractor and service provider will be turned around at the Front Gate and will need to contact the resident to inform them of any delays or rescheduling that may be necessary as a result of this restriction.
