| LIFE IN SOLERA | FEBRUARY 2023 | 7 After many revisions, additions, delays, and suggestions, the Guidelines were adopted at the HOA meeting in January. One objective was to have an easy to read document that's easily understood and organized. All outdoor alterations need a Home Improvement Application (HIA) submitted to the DRC committee before the work begins. The more detailed the application is, the better for the committee to evaluate it. Some of the new additions to the Guidelines are as follows: retractable awnings/shades, such as Sun-setters; Princess model awning; white rope lighting on the ledge of the Princess model; patio covers do not have to be white, but must compliment the stucco or trim; yard spaces are illustrated; and xeriscape as an alternative landscaping are additions residents requested. Read the descriptions of these and all improvements to understand what is acceptable. When you complete your project, return the yellow permit to the office. A committee member will inspect your project to ascertain whether the project was completed according to your application. Most inspections are completed by driving by the residence. Projects in the rear yard are completed with the homeowner granting entrance to the rear yard. Last year the committee completed 406 inspections. Half of them were projects completed during the pandemic, when inspections were not processed. Some were projects completed, but the homeowner did not return the permit. When the homeowner does not return the permit, an inspection cannot happen until one year after the original application date has passed; the reason being, projects have a year to be completed. Design Review Committee Don't miss this fun event! It's Bunco Night on Thurs., Feb 23 at 6 pm. Doors open at 5:30 pm and the cost is only $6 per person. Tickets available from office from Jan. 23 - Feb. 17. Tickets will NOT be sold at the door. There will be prizes, snacks and water available. This is a RACC sponsored event.
