SOLERA DIAMOND VALLEY | MARCH 2023 3 Community Updates By Tyler Barber, Property Services Manager The courts are due to be resurfaced in March, as the courts vendor is experiencing setbacks due to previous weather conditions. Also, to follow court news with more court news, warning signs have been put up to clarify that the courts are for recreational use. Continuing on to other updates, the mailboxes have been bolted down with locknuts to increase theft prevention, as it was the alternative to moving the mailboxes into the parking lot. As for the indoor spa, by now, I hope that the indoor spa railing is repaired, if not I expect it to be extremely soon. Violations: Closed - 4 ; Opened - 13 Board Report By Robert Vise, Board President Life in an HOA: Things To Remember By Robert Vise, Board President Spring is near and this indicates it is time for the 2023-24 budget preparation. The FAC begins by reviewing the last 24 months of actual money spent on each General Ledger line item on the Operating side of the budget. Adjustments are then made for the 2023-24 budget based on this information and what they know could be coming in the foreseeable future. For example, the big increases in utilities that we all have experienced in our personal budgets will be taken into consideration. Be advised that in the coming months the Board of Directors will be having a Workshop in Open Session to review the recommendations from the FAC. This is a time for community input and understanding of the budget. Management is gathering at least three interior designers interested in completing our Lodge updating. One contacted was not interested. As more information becomes available, we will notify the community. Stay tuned. Remember, if you are not getting the eBlasts from management or others in the community please contact the office with your email information. If you do not want to use your personal email, create a new email specifically for SDV to receive the information distributed regularly. This is the next installment of information from our Governing Documents. Rules and Regulations serve only as a supplement to the Association's existing Governing Documents. Information below is not all-inclusive list of rules, regulations, and responsibilities of every homeowner. I will provide keys points. All information is on the SDV website under Governing Documents. 7.3 Fitness Center/Exercise Equipment Room/Aerobic Dance and Exercise Studio: 7.3.1 Individuals may use this facility in a self-directed manner only when group programs are not scheduled and have prior familiarity with the equipment. Prior to using this facility, or engaging in any form of fitness program, individuals should consult a physician. All users are expected to observe the posted rules concerning proper and safe use of the fitness equipment. 7.3.2 Guests 17 years of age or younger are restricted from use of the fitness equipment. 7.3.3 All residents and guests must sign in at the Front Desk before using the fitness equipment. A guest use fee and waiver are required. 7.3.4 Appropriate fitness apparel is required, to include upper body garments and proper footwear. Sandals or other similar items and street shoes are not acceptable fitness footwear. 7.3.5 Due to high resident demand, equipment may be identified with a time limit for use. If there are no individuals waiting to use one of these items, individuals may continue their workout beyond the established time limit. 7.3.6 Following use, the resident or guest must wipe down the equipment with a fresh disinfectant gym wipe. All portable equipment (dumbbells, exercise mats) should be returned to their proper storage locations. 7.3.7 Food or beverages are not permitted in the equipment area with the exception of water in sealed unbreakable containers. 7.3.8 Audio and television systems are provided for the convenience and enjoyment of Members and guests. Portable audio devices and cell phones are permitted for video and audio playback only with the use of headphones. Cell phones may not be used for conversation in the Fitness Center. 7.3.9 Residents are allowed to utilize their own personal trainer in the Fitness Center/Exercise Equipment Room. Prior to using the facility, the personal trainer must provide the following: copy of their professional certifications, evidence of $1,000,000 liability insurance with the Association and management company as additional insured, and the signed release of liability. The personal trainer will also be required to pay the $5 guest fee per visit. The personal trainer must be accompanied by the resident at all times. Access to the facilities does not allow said personal trainer to solicit business within the facility.
