| OHCC LIVING | APRIL 2023 | 5 Golf Course Renovation Report In order to renovate our golf course, we specified several products and pieces of equipment through Morgan Golf and ordered them through Candyl Golf. However, in some cases Candyl Golf never released that equipment. We have been fortunate to secure the lake pumps from Precision Pumps and they have agreed to ship those to us. The well pumps that were specified from Wel-Tec, but never released through Candyl, have now been sold to us. The two lake pumps and the single well pump were custom designed pumps for our application. This means that we will not have to have those pumps manufactured again, and that we can take delivery on the pumps that have been manufactured for us according to our specifications. This means we will not have any delays because of the confusion that can result from terminating your general contractor and leaving the suppliers in a position of unsold custom designed pumps. We have eliminated the possibility of losing our pumps and requiring replacement. Berg Electric is just putting the final touches on their submittal to City of Oceanside for their permit to install the power from Leisure Village Way to the lake, and from there to the well. Remember in our last article, I mentioned that working with Berg we were able to reduce our lead time for the switch gear from 60 weeks down to 14 weeks and Berg has now released that switch gear for shipment, so we will be receiving it a few weeks. They will make their submittal to the city as soon as they receive the design review from Rizza Engineering through Baker Electric. Some of our golfers have complained about the Poa Grass encroaching on our green collars in the Bermuda Grass. During the winter months Bermuda Grass does not germinate, so it allows the Poa Grass to take over part of the collar. Normally by late March early April, the Bermuda will take over and choke out the Poa Grass and you will have the nice Bermuda collars the rest of the year. It is also true, that next winter the Poa Grass will come again until next March when the Bermuda will germinate and again take back the collars. Jon Cancel, our Golf Course Superintendent, states that is the normal course of events in California. OCLM will be working on installing the stub outs which will allow us to irrigate the slopes on the golf course and replace much of our damaged plants along those slopes. That work will be going on for a couple of more months. After that project is complete, O'Connell will then began to complete several of the punch list items that Candyl Golf never repaired. We are negotiating with Pacific Aquascapes to construct the lake according to one of their designs. We intend to construct the lake with PAQ directly rather than through Candyl if that can be done reasonably. We should know by the time you see this article in April. Our progress in restarting the construction that had stalled with Candyl Golf 's non-performance is moving along at a good pace, as we had anticipated. Candyl was an impediment to our completion rather an aid to the project's completion. We will keep you informed. By Don Lopez, Golf Course Renovation Committee Chairman The Executive Finance Committee met on March 8, 2023 to review the Jan. 31, 2023 Balance Sheet. The balance sheet was approved. Equity is $445,160. The Keystone software conversion has produced some inconsistencies that are still being evaluated. Therefore, the year-to- date income statement is not presented this month. These problems will be addressed and corrected and we plan to present year to date income numbers in a subsequent issue. As stated previously, the Master Board voted to approve the BFAC recommended increase in 2023-2024 monthly assessments to $477 per month. Details of the budget and the reserve study are posted on the website.
