10 | SUN LAKES LIFESTYLES | APRIL 2023 | We have a tough question for you: How much do you really know about Sun Lakes? Most new homeowners today or ten or fifteen years ago are all in the same group. They did not know a great deal about the lifestyle or situation they were moving into. Did you know you were going to be part owner of a "small town" corporation? Did you know about the rules and regulations that control a lot of your actions? Did you know about CC&Rs? None of this really occurred to you — all you knew at the moment is that you were moving into a new home, maybe for the rest of your life. You did go through an orientation but it didn't make much of an impression on you. It all came crashing down when you received a warning about parking your car on the street or in your driveway at night, or when you started to make changes in your front lawn, and were told, "You can't do that without approval." There are two reactions to these situations — wondering what you got into then re-familiarizing yourself with the rules and regulations or, "no one is going to tell me what to do in my own home" and fight them. When you bought into Sun Lakes, you bought into a new lifestyle and handed over your financial interest to a Board of Directors. You really assumed a new way of life with rules and regulations. You were asked to become familiar with the CC&Rs and the Architectural Rules. Most of us ignored the suggestion and paid the price later. Sun Lakes Country Club is one of the most financially successful HOAs in the country. By the measure of many, it is also one of the most beautiful and well-managed corporations. This did not happen by chance but by hard work and dedication by a number of Boards of Directors. We have been blessed by electing Board Members with common sense and good judgment . Here is our lesson for the week — get a copy of the CC&Rs and read the important parts that refer to our actions and interests. Even more important, read the information in the telephone book. It contains the General Statement of Rules and Regulations and beginning on page 61, The Architectural Standards and Guidelines.
